3 years ago a builder selling home in silverleaf for $395k w/ 3.5% rate. Today that builder is selling it for $600k with 7% rate. Home price has gone up 50% and your rate has doubled. The mo mortgage payment has gone from $1430/mo to $3200/mo. As a consumer based economy if housing costs eats up a big chunk of your income how can the economy sustain itself?
St Johns county will never be affordable again unless you’re rich. Or if want to spend 50% of your take home pay on a mortgage payment, especially in the northern part of the county.
I live in the spacecoast area of Florida. Things are changing quite a bit here because of the increasing spaceflight activity. Curious to find out how this area compares to the rest of Florida.
There are numerous zipcodes in Nick's software that put remote areas as greater Jax area. I dont agree with that. Ive been living here for only 2 years but this isnt like NYC where you could be 60 miles away and be considered Greater NYC area. Consequebtly, the numbers might be somewhat skewed by the localities that are quite rural and very small percentage of the people living in those areas have anything to do with Jax. Nevertheless, rest of the data seems to agree with what Im seeing around (I dont work in RE or have anything to do with it other than being a homeowner and want to buy my first investment property). St Johns county is growing at an incredible pace. So much development has been approved for residential, commercial and open space that in some respect I hope for worse than 2008 crash to severely delay any construction around here (moving from NJ I love fhe woods, farms and proximity to city). Anyway, thanks for the info.
Appreciate the content and analysis. Looking at these graphs, however, it amazes me how we've normalized the insanity of it all. It is not normal! Houses don't go from 200k to 600k in 2 or 3 years!
I like to view the past SOLD history of properties on Zillow anywhere! The homeowners capitalized on Corona and doubled the property sales price! It is literally everywhere! Before 2020 and AFTER, virtually up over $100,000 at least!
I know you weren’t asking me…but there are now tons of 300-600K properties listed in that area now. That wasn’t the case 6 months ago. It’s going down.
