My son was a wrestling coach (NCAA champion) and a special ed teacher, had to quit both to be a roof adjuster because as a single guy couldn't afford his house, roofing job pays 4x what teachers pay. And he also had a side job in the summer too. They don't pay enough, bottom line.
I bought my house in 1992, My wife wanted a new home 5 years later, I said no . 5 years later, she demanded a new home. She said she would leave me if I didn't buy another house. I'm still living in that house, she's been long gone. I bought rental property instead of moving. Thanks Todd, I love your show, it makes me feel like I made some great choices.

MorrisonMade has good quality belts. I got 2 of them. You are right about the crap leather in all store bought belts. You do have to pay more, of course, but I feel like they will last me as long as I'm alive. I'm 41. I do love your conversations, and your guests are a great addition to your channel. Very informative. I'm finally in the market to buy a house. There is so much to learn before jumping in and having very little regrets.
Except for a small handful of experienced agents and educated buyers, reality has abandoned the market. I'm regularly inspecting houses where my mental calculator is upwards of $40 - $50k of have-to-do repairs are necessary, while un-educated and under-represented buyers have at least that much on their want-to-do list.......totally unworkable. As few as 5 years ago, these conditions were rarities while now they seem to be norm. And there's still a legion of agents, mostly new, that are working overtime to sell FOMO rather than an acceptable product.
Super thankful for you, and for buying during that super low rate in 2010. There was an additional savings for a 15-year loan. Looking forward to zero mortgage in a couple of years🏡
Any suggestions on what I can do with my 55+ condo bought in So Fl 8/2023- not allowed to sell or rent for the first 2 yrs... The HOA fees went from481 when i biught it to 624 w/in 6 mos to 651 in 2025 . Still this condo doesn't have full reserves - due in2026 which will increase our hoa frees to 1,100/month. I still work F/T but I may have another 5 yrs to work, that's it! I want to sell but i can't-because al the condos around here have gone from 180k+ to $15K or less . There are lots of rentals around as well!!! Im so so overwhelmed & worried !

There isn’t a shortage. There are more homes there than at any point in history. Same goes for apartments. The crisis is one of speculation. Flippers and investors are the issue and have to be driven out of market with as big a loss as you can force on them.
This is all fantastic and vital information. My daughter wants to buy , but it does not look very hopeful. Our first home in 1980, had an awesome agent who made us be realistic as a young couple and stayed within our means.
How can schools possibly be short funding? Here in PA i pay $6k of property taxes on a $325k house and they keep going up. Seniors and reired folks are struggling to pay these taxes. Where's all the money going?
My husband retired early from teaching. PhD, he taught AP Calculus, AP statistics and pre-AP Algebra II classes. Many of his students passed the AP exams. He didn't quit because of the money--he wasn't teaching for money--he quit because of the ridiculous and perverted top-down directives that became incrementally more ridiculous and perverted every year. Oh, did i mention forced vaccines? Did I mention incompetent people being hired to supervise teachers and curriculum in order to satisfy DEI requirements?

The teachers aren’t the problem. I know many great teachers, and if it wasn’t for caring teachers, many young people would be lost. Especially in our cities (IMO).
Todd lay off are happening but for me I prepared with paying and debt down last two years and always been self employed but new the job market can change quickly so I used the time in 30 trillion deficit was going to get worse so I paid of debt and no trips and know holding just the cost of living u still need 3k a month no matter want. Just saw an Over priced house with Price cut of 265,000 in Lacey, Washington. they were asking for too much!! On .92 Acres lot but they did not do any upgraded to the home and they are still asking for 460,000
Todd, you’re wrong about Wall Street not getting involved until the early 2000’s and when house inflation started. It actually started in the 1970’s with a Wall Street firm called Solomon Brothers that started buying and selling mortgages and their derivatives. There’s a good book on it called Liar’s Poker by Michael Lewis. I recommend getting the audio version of it.
My version of affordable housing: Two story row-house, 1200 to 1500 square foot, hopefully with a porch, in an economically depressed(ergo getto) area of a large city. Should cost $60K to $75K, and probably needs $20K to $40K of repairs. Will I be able to find anyone who can do a decent job, and interested despite the low commission who will also outmaneuver the want-to-be slum-lord investor?

People have this silly idea that farmers will work for free, truck drivers will deliver food with massive personal loss and grocery stores will stay stocked in their cities under socialism or hyperinflation. A EMP might as well drop in their cities, same effect.

With all due respect Todd, tiny homes are great. Traditional houses are for traditional families. A lot of women are not having children. Many of them do not want children. The days of big 4 bedroom homes is a thing of the past. You always need a car to move around when you live in a huge house out somewhere in the subverbs. Most of us want to be close to where the action is --cafes, parks, other people, public transportation, clean air...the list goes on and on. Now, if you started to build homes (in the urban spaces) that have le's say 3 bedrooms with fuol baths, a nice large kitchen and a nice large living room so that three single people could buy toether, that might make more sense. Or even build 9 tiny houses in a nice lot in the city where they all share the expenses --kind of like a condo but they are tiny houses and cheaper and where people feel a sense of community. I even know many "married" folks who do not sleep in the same bedroom. Things have changed ina big way tnad the housing-building community is not paying attention. They continue to build their cookie-cutter houses that are just boring and too far away from the action, cheply made and way too expensive with so much space that it's ridiculous.. Urban is the way to go. Think about it at least.

Absolutely tiny homes are fine if you desire that. So is van or rv living, but it should not be the only way to afford a roof over your head. The prices are absolutely ridiculous (IMO). The profiters on what we’ll see as a tiny home community will have HOA’S and charge crazy fees. Plus tiny homes are expensive!
Don’t agree with host about on one hand saying houses are overpriced and on the other he is bringing clients to buy them . We all need to make a living but don’t ostracize the other agents for doing the same . There are bad professionals in every field but I seldom hear a doctor calling other doctors crooks and phonies . You can’t tell a buyer to buy a smaller house if a bigger house is what they want or that their income will be cut in half in the future , that attitude “you know better than they do “ will be seen as condescending and not respectful.
I bought right before 9/11/2001. It wasn’t easy to buy a home then either. It’s inflation over the years that made it easier to afford. Just like inflating the debt away. Paid $260,000 for the house in 2001. $60,000 down. I still owe $240,000 on the house now. Refinanced a few times. The house is now worth $700,000. Mortgage when I bought the house was $1900. Now it’s $2900 a month because of escrow for insurance and taxes. Took a loan forbearance during Covid for $42,000. That’s after refinancing in 2011 to a 4.75% rate from a 7% rate in 2001.

@@SachsRealty That is true for the most part but it really depends on what you are buying. Any car built in the 2000’s will be safer. If you can’t fix your own car it’s gunna cost you some coin no matter when it’s made. Personally I have had luck with cars built 2000-2010 (before the electronics and touchscreens were implemented) I currently drive a 16 year old Mazda 5. Consumers are between a rock and a hard place. New cars seemingly only target the top 20% of consumers that have the available funds and repair shops charge astronomical prices.

Or even build 9 tiny houses in a nice lot in the city where they all share the expenses --kind of like a condo but they are tiny houses and cheaper and where people feel a sense of community. I even know many "married" folks who do not sleep in the same bedroom. Things have changed ina big way tnad the housing-building community is not paying attention. They continue to build their cookie-cutter houses that are just boring and too far away from the action, cheply made and way too expensive with so much space that it's ridiculous.. Urban is the way to go. Think about it at least.

Absolutely tiny homes are fine if you desire that. So is van or rv living, but it should not be the only way to afford a roof over your head. The prices are absolutely ridiculous (IMO). The profiters on what we’ll see as a tiny home community will have HOA’S and charge crazy fees. Plus tiny homes are expensive!
Traditional homes were for everyone. Even single men/women could afford a "Traditional house" until the prices increased by $100,000 - $200,000
Don’t agree with host about on one hand saying houses are overpriced and on the other he is bringing clients to buy them . We all need to make a living but don’t ostracize the other agents for doing the same . There are bad professionals in every field but I seldom hear a doctor calling other doctors crooks and phonies . You can’t tell a buyer to buy a smaller house if a bigger house is what they want or that their income will be cut in half in the future , that attitude “you know better than they do “ will be seen as condescending and not respectful.

I bought right before 9/11/2001. It wasn’t easy to buy a home then either. It’s inflation over the years that made it easier to afford. Just like inflating the debt away. Paid $260,000 for the house in 2001. $60,000 down. I still owe $240,000 on the house now. Refinanced a few times. The house is now worth $700,000. Mortgage when I bought the house was $1900. Now it’s $2900 a month because of escrow for insurance and taxes. Took a loan forbearance during Covid for $42,000. That’s after refinancing in 2011 to a 4.75% rate from a 7% rate in 2001.

@@SachsRealty That is true for the most part but it really depends on what you are buying. Any car built in the 2000’s will be safer. If you can’t fix your own car it’s gunna cost you some coin no matter when it’s made.
Personally I have had luck with cars built 2000-2010 (before the electronics and touchscreens were implemented) I currently drive a 16 year old Mazda 5. Consumers are between a rock and a hard place. New cars seemingly only target the top 20% of consumers that have the available funds and repair shops charge astronomical prices.
