    Your title shouldn't be to buy or not buy a 50 by 100... it should be.. What to consider before buying a 50 by 100 plot, otherwise you will come across as though you are just selling yourself and your agency and discouraging folks who cannot afford what you are offering!!!

    In rural areas in DRC most land dimension starts from 20 by 20 from $3000. For a 50 by 70 its will cost more than $20000. Corruption is real in the DRC.

    I am a keen follower of your content and I note that you have a broad knowledge about land investment subject.
    Communities in Kenya are strategically positioned in their ancestors' land and in those regions, at least this is according to my observation rather than a carefully done research; the major issue facing land is family disputes i.e inheritance and polygamous marriage but not inter-community land conflict.
    Outsiders who express interest in wanting to buy land in a community that they were not born in, are almost received warmly but political strife tends to affect them in times of election.
    Unlike any community in Kenya, we have witnessed an increased interest of other Kenyan communities migrating to the Maasai land to buy land l, build retirement homes and even invest there.
    This has attracted private and public investment within a region that was for many years isolated from economical development.
    Question: Political leaders within Maasai counties are highly concerned with the increased migration of outsiders into their land, and their argument is that, if this is not controlled or regulated; there is a possibility of land conflict that will arise in the years to come which will affect future generation.
    Their primary concern is that their community is slowly being displaced from their rightfully ancestral owned land.
    Do you think that this should be a concern to investors?
    And how will you convince investors that their investments will be protected by the Maasai county and national government?

    HI Solomon- kindly give the reference that refers to 50*100 plots have to changed use from freehold to residential/commercial leasehold? And what would be the way forward for someone who has already bought such land....

      Not true that they have to be changed to leasehold otherwise half of Kenyans would have worthless title deeds! The Land Act Amendments of 2016 decreed that freehold interest is retained during change of user.

      seriously speaking nobody can do that homework for you. You must do it yourself that is why the guy has not even answered you. do you mean to say don't know what size guest house you want? what is your design, what other structures do you want to be on the property? sheesh wakenya! kuangeni serious sometimes. also KUMBUKENI ...... 50*100 plots usually turn into slums within 2 years. look at kitengela its now a slum. if care is not taken the place will be worse than mathare and kibera

    You are not being honest.Your thoughts are out of touch with the situation at hand. People buy the 50*100 because that is what they can afford. They would love to own ranches and you know it....but they don't have the means.And you start by poring water on the other guy's innovative idea....sell your brand but don't undermine the others. YOU ARE NOT CREDIBLE.

      firstly, as I mentioned in the video. 50×100 are certainly affordable. no argument there.
      Secondly, who exactly have I poured water on?
      I think you missed the point I was making. There is nothing wrong with buying, selling or subdividing 50×100 plots, as long as due process was followed and adequate utilities provided, as is required by law and land-use policy. Simply because it is friendly on everyone's pocket does not make it right or acceptable. unless due process was followed and propoer utilities provided, it is simply a con at worst, or seed for future slums at best. Is good value for anyone?

      Small sizes are not viable. These are going to be phased out because they encourage squalor living.

      Pick what gains you and leave what’s not.

      I think the point being made here is that you can buy any size land you wish but beware of the costs that you may have to incur to actually bring the place to any use. think about what you want to do with the land first and whats even possible before you put any money in .I think what Solomon should have clarified is that not all 50x 100 plots are bad investments . A 50x 100 plot in Langata is definitely worth way more and has more options than 5 acres in some parts on the country .Other than that I think what Solomon is saying adds up.

      I am so glad I found this opinion to echo my very thoughts after Seller Agents kept Dm’ing me with their sales pitches. As having grown up in Eastlands, Nairobi, Buru Buru was prime back in the day but being sandwiched on all sides by low income housing, brought it’s intended value down even with all that was put it in initially as a middle-class neighbourhood.
