Nirala estate new phases sale price is high and floor layout is compact.
There are internal post possession issues which are disturbing like mandatory fixed club membership high charges apart from monthly maintenance charge. High meter charges and mandatory minimum 5 kva has to be taken. Per kva fixed charges are also high. No npcl meter. There may be other hidden charges which buyers are not aware right now as builder is hiding it.
No transparency + each facility available in club is charged additionally apart from mandatory club membership charges.
New parking given now to buyers are open as they do not have adequate covered parking available.
These things salesman or brokerers on youtube Will not tell you. So choose wisely.
