In the past, we were NOT supposed to put any verbiage regarding "commission" inside the purchase agreement in Arizona. Guessing that is changing now with the new NAR settlement, now that commission has become "an additional term'?? (I'm licensed in both States.) ;)
The California RPA incorporates addresses buyer's agent commission indirectly as a seller concession - assuming the buyer has signed a representation agreement. But, when there's not a concession from the seller to buyer then explicit commission verbiage should be added to the RPA. Not sure why AZ had that rule, but it's no good. Thank you for sharing.
