Great video, property taxes are not cheap in some states; counties within Texas charge anywhere from 2.14 to 3.47%; Hoa fees goes up every year from 10 to 25 dollars a year; when you buy older homes please be ready for high expenses ( example roofing roughly 15000, water heater 3000, air conditioner 6000, fence 1800; sprinklers 2500; plumbing 600; note appliances insurances just cover only a fraction of cost; garage door fixes 1000; it was a big lesson learned once when I bought an older home that was 10 years ); security system 40 to 50 dollars; older homes leak cooling and cost of fixing is ridiculous; any time you will replace a windows it will be another 1000 ); in short new homes are expensive but you won't have any big spending at least on the first few years;
cost saving tip: perform adequate research in obtaining the particular homeowner insurance policy that`s the right fit for your needs, i.e., if you`re retired you may find that all of the "bell & whistles" aren`t needed, thereby reducing your overall cost for this type of insurance.
I was always afraid to find a home with associations fees , but thinking about it it's better because you'll be in a better community, newer , and will still have a pool at no charge, of course you are paying for HOA but they'll cut your grass too. I missed out on several opportunities when I was looking for a home plus sometimes they are closer to commute
So if I notice I am over paying my home owners insurance (based on ur calculation) do I call my insurance co and request a decrease. But I also do want to be under insured!
Gotta treat Homeowner's Insurance like auto insurance. Keep tabs on the premium. If you've not yet filed a claim, it shouldn't go up. If a claim is filed, expect the premium to go up. If the premium goes up, it may be time to switch.
my hoa fees are 600 a month. where does he get an average of 250? no property in Texas is lower than this and many are higher. My friends in Florida pay over a 1,000 a month hoa fees.

Home maintenance, repairs including utilities should be around 4 % of the total cost of the property.

I don't know anyone with HOA fees of $600 each month.

If you're paying a grand a month for HOA your getting scammed lmao. That's absolutely asinine.
