    In Denmark, instead of forcing population to move to villages. They moved government offices outside from Copenhagen to the regions. At the same time they have programs for young people to own square meters and not apartments in the city. Therefore when old people become alone, the change they big flats to smaller ones within the same community without paying more. Sometimes German government need to check what neighbours are doing :)

    the thing is, there are lots of things they could do to make the countryside more enjoyable, but I am sure the establishment has more austere measures in mind. just let people start businesses, and people will go to where the rent is cheaper (the countryside). Its not like life in Hamburg is truly better, aint nothing going on here neither.

    Clearly, this year is worse than the previous one. I lost a lot of money this year as a result of poor investing decisions that I would not have made if I hadn't been so worried about my portfolio. I continued to invest, but I was unsure whether I ought to start saving for a home. In the end, I sold my positions, and the house required more upkeep than I expected. I'm not sure how much longer I can keep going like this

    There's also a problem of institutional investors with investment capital who also have a strong influence on real estate regulations wanting to keep prices exactly where they are. It's central to their strategy that a small number of properties generates a massive income, increasing supply might actually reduce the price they can command.

    In Germany, people who are working and paying taxes should live on countryside, while traveling to work probably will take hours. Whereas jobless ones living on 'Sozialhilfe von jobcentre' live in the big cities with all travel facilities.

    Future is: buildings with 30-40 m2 flats for singles, elderly, young couples, inmigrants... those are actually the new family models from the XXI century. If you sell those properties from 50K to 100K they can be very profitable for developers.
