Can you use or hire a real estate agent or notaio to help you do physical inspections of auction properties? I think I’d really prefer to buy a freestanding, 100% own walls property because of the risk inherent in joint walls/roof. I mean, what chance do you have to persuade the owner of the burned out property (for example) to pay their share of the roof repairs, clean the outside of their unit, replace damaged windows, and so on...from my experience, Italians are as likely as not to tell you (a) pound sand or (b) if you want to fix it, you fix it...bad enough to try and get agreement on landscaping, trash removal and or maintenance of common areas which are routine expenses that most people will still begrudge paying let alone costs for a property they may not have had insurance for and now have no cash or ability to repair or remediate. I’d think you could get into a pretty dodgy situation!
Yes there are companies that do the leg work for you. That's what I am set up to do actually but there are many others. They will provide photographic evidence of the properties state upon inspection and report its feasibility. The notaio is not set up to do this kind of work from what I know. Their job is a bit more prestigious. I agree with you on the risks of purchasing units attached to others. The intention was the video was far from suggesting someone buy this one. I hope that was clear.

Hey. It's Francine I found a house I like in Bivona. I don't understand why it's a 1 bdrm, 1 bath & needs an overhaul. The only thing is it's around the corner from the piazza. They want 14000 euro. I don't think it's worth it, but I really like it. Any advise please tell. Thanks in advance

You can ask for contact Info for the administrator of the HOA. Or 'condominio' in Italian. If there isn't one it's possible it is organized between the current neighboring property owners
@@mediolanumhibernicus3353 HOA is Home Owners Association. Basically everyone in the community pays a monthly fee and is subject to whatever rules the HOA board passes. So if they say only white front doors, you have to change your door or get fined every month. While you could end up with like minded neighbors who only want what you want, it is a gamble. And some people have lost their homes due to excessive HOA fines or lawsuits about disagreements of HOA rules. Those are the worst case scenarios, and they are pretty rare, but they do happen sometimes.

Ugh, HOAs. I have a hard-fast rule that I don't get involved with HOAs. I guess I don't play well with others, lol.
