I live in Florida and I agree completely. The prices in Manila are super over inflated, at least 25% above Florida's already overinflated prices. So yeah, great idea but poor execution. Those homes will remain vacant for some time and the developer will probably go bankrupt. Its a sad situation to try and force feed these overpriced homes to unsuspecting expat investors. There are way better deals on other islands away from Manila, and you will get paradise living and less traffic.
Business place in the mostest posh neighborhood in our country. Also that is not made of wood. Also their inventory is limited. Most of the housing in the city nowadays are condominiums. That is a landed house in the business district. Think a house in manhattan area.

There is no such thing as a ridiculous price, it is what the market deems as acceptable. You can always refuse to buy and walk away. It does seem to be a lot compared to other places in the Philippines but that is the reward of freely available information, we can make informed choices. Please remember how lucky we are compared to the vast majority of Filippinas

Purchasing housing in the Philippines is way over priced. For what you actually get in size and quality of construction the prices are insane. If you are a foreigner married to a Filipina, build your own home. It's much cheaper and you have more control over the quality of the work. If you are a single foreigner just rent, you are better off. I know Evan means well doing this type of video but the price is way too much for the average expat.

I believe they do this on purpose to trap expats coming in to invest in the Philippines. Do they even realize that its CHEAPER to get a home in the US as the average price of a US home is $165,000 or LESS in many places. I live in Florida and the average price here is $354,000 but that is overpriced due to inflation as Florida is the second most overvalued market behind California right now, so a bug house bubble burst is coming soon. If you compare apples to apples the Philippines housing market is highly overinflated and exceeds the US inflation by at least 25%, making it one of the worlds most overinflated places to buy property. Therefore there is NO incentive for an expat to purchase these properties, which means they will remain UNOCCUPIED for years to come. Then when the developer goes bankrupt and the property is rundown and unkept, someone will come along and rent it out for 200 pesos a month. The insanity of how the Philippines is handling real-estate in Manilla is outrageous and detrimental to its growth. Fortunately there are MANY other places outside of Manila on other islands that offer paradise living on a reasonable budget. I strongly recommend ex-pats look elsewhere to live and or raise a new family. You can do way better and at the same time have enough money to contribute to the wellbeing of the Filipino people in a real tangible way.

Alabang is an upscale city with good infrastructure, but for that amount of money you could build much larger in the U.S. in a decent location. Filipino construction is always suspect to engineering flaws and poor workmanship, which is a concern. A foreigner can construct and own a high-end house in a decent Manila suburb on his Filipina wife's land property that he purchases for her, or lease the land if not married from someone he trusts who he purchases the land for, or lease already free and clear titled land from a Filipino trusted source. You could easily build a 2,000 square foot higher end house for $100,000 - $120,000 USD on a 500 square meter lot, in a decent Philippine suburb, if you know what your doing. For $440,000 USD, a single foreigner might as well stay in the U.S. with all the creature comforts, and build a 800 - 1,000 square foot house on a 1/4 acre in a nice suburban area for $100,000 - $140,000, and invest the remaining $300,000 - $340,000 for income revenue to live off of with his social security income. Foreigners please be wise and careful with your money and the people you associate if with.
