    Hey Leticia, I think this will help a lot of people on their own home buying journey. I think all your points were very poignant and I often have these same discussions with my friends and family. There are pros and cons to everything and that's why "owning is better than renting" is something of a myth depending on your circumstances. I know a lot of people that didn't realize many of these caveats and are stressed about finances after buying a home. I know a lot of people who rented for a few years and saved up quite a good chunk of cash while paying off debt with their partners and are in better shape post home ownership. I think it all depends on individual circumstances which is why I think this video is a gem.

      Reggie! This is so nice of you to say thank you. And yes, there are other ways to save money/build wealth that doesn't involve owning property. It's especially hard in our city so it's definitely not for everyone

    I can’t tell you how much I loved this video. I wish I knew so much of this going into our first home! We bought our first house Aug 2020. We’re taking renovations and all slowly, not borrowing money for home projects. So I’m working on a budget to mostly do all cosmetic stuff right now and am constantly on FB marketplace for pieces to make it home-y. 😄
    I love what you have shown of your home! Looking forward seeing more of your DIY’s!

    Also just purchased our first home a few months ago, and agree with many of the things you discussed in this video!
    Everything you want to do or add takes time to research. I think there can be a desire to fill the space fast with new furniture, but the reality is that every decision requires a lot of time and research, at least for us. We are trying to make sure that our purchases have the best chance for longevity. We are still trying to unpack and figure out how to use the space, what furniture meets our needs, and it can feel like a lot.
    One thing that we didn’t need to worry about before and that has become very apparent with a home is that our weekends are spent outside tending to the lawn, plants, compost, garage cleaning. It’s nice, but totally forgot about this.

      Wow yes! A great point I forgot to mention. Our days off come with maintenance chores like that. Our backyard is a mess right now and our neighbours are the best they mow our side of the grass and pruned our flowers in the front. Thanks for sharing!

    Thanks for the lessons. I was house hunting for over a year, and when I finally went under contract the reality of not having enough money slapped me in the face. I had a fixer upper and was going to switch to a renovation loan, but when I did that my interest rate went to 3.8% and I'd have to come up with closing costs that would take all my savings. I was really working with a low budget and I'm single. I just ended up renting and will figure out something else later. I still want a house, but I need a side hustle or something to get some more money, lol. The sellers didnt' want (or couldn't?) fix anything and when the house was relisted I noticed they listed it "As Is". That house needed a roof, new electrical, new AC, a new garage, and water heater and furnace was over 18 years old. I thought I could get roof and electrical fixed and DIY other stuff, but it didn't work out that way. Oh well.

      Omg Dedra, those are THE MOST expensive things too holy cow, and yeah nearly impossible to DIY/very risky. I don't think people talk enough about how much easier things are when you're a dual income family. Kudos to you for venturing into this single, and I hope the right listing shows up for you!

    thank you for showing how much more it costs! I'm tired of my (older) coworkers go on and on about how homeownership is the solution to all financial problems lol. esp when they live in a house they bought for $150,000 in the 90s that's probably worth close to 1M now. that's incredible for them but I can't get that same deal lol. I'm not certain homeownership is for me when there's so much work (and money) that goes into it. Maybe someday, and I'm saving up for it either way but idk. It's not the miracle gen x and boomers think it is.

    when you say Toronto, do you mean downtown or do you mean Scarborough/Etobicoke/York Cause that’s still Toronto? I thought GTA was Hamilton, etc

      I believe the Toronto tax that I was talking about encompasses scarborough, and etobicoke. I mean GTA as in all the areas that are touching the Toronto border. I don't believe Hamilton is considered GTA!

    Home buying is the worst. So stressful. We bought a house over a year ago and we still think of another house we missed out on. 😅 It's a bummer and I feel like we settled in the end. You learn to cut bills wherever you can. No more cable TV or home phone line. Netflix works for us.

    My stove vent is the same. It's so annoying. One of my friends discovered her fan vented into the wall but wasn't going anywhere outside.

    Couldn’t agree more I do think buying my home was 50/50. I don’t have to pay someone else’s mortgage but the extra fees are ridiculous. Overall tho I think buying ur own apartment is a nice thing to tick off ur list and not worry about until ur ready to move again

    I'm stressed about this process and I'm not even able to afford a house now. Question, what's the story with the business cards? Also would you say you NEED an agent?
    Things I didn't think of!..heating a bigger space. 🤯🤯 thanks for sharing this video totally got me thinking.

      ngl, it's very stressful, and i hope this clears some of it up! i'm not sure if this is a strict rule, but every visit an agent shows to their client, they'll leave a business card, so it's an approximate indicator of how many ppl have come to view the property. i don't think it's mandatory to have an agent, but i think only ppl that are more experienced with buying property go without an agent

    Are you finding that the wood pricing spike in Canada is affecting your home reno plans at all?
    A friend of mine who just recently bought a house and realized she needed a fence for the backyard area was saying that contractors only cost wood a week out now instead of providing a quote that holds a few weeks.

      omg it is totally. we splashed out on lumber for a deck. since we're not going to be out of the pandemic anytime soon, we wanted to work on an outdoor space. it costed us about double of what it would've cost last year 😭

      Laura, don't sweat it! Yes it'll be stressful when the time comes, but we had lots of professionals helping us with the scary legal stuff. Also keep in mind I did this with a partner. That's a huge help with the process and with finances

    As someone who has owned both a condo and house - unless you are a professional or often DIY for fun, do NOT DIY. Do not use your home as an experiment for first-time projects. Hire professionals!!! (Or get a turnkey home).
    You won't know how to do things 'to code' and it WILL look cheap and sloppy. You think you can do your own grout? No, it'll just be messy and ruin your expensive tiles. You can seriously decrease the value of your home and an inspector might force you to rip out everything and re-do. Not to mention the chemical fumes and dust, getting tired so you end up living in a construction site etcetc. So much headache and lost money...
