Commercial loans usually have a floating rate, the fixed term is usually 3 to 5 years, when that resets the interest rate will adjust to the prime rate.
Many deals are done (when interest rates are low) with 3/5 year ARM loans.......interest rates started going up in 2021.....so 3 years will EXPLODE IN SERVICE COSTS this year....5 years in 2025/2026....
