    Thanks for another detailed coverage of a project in Gurgaon. Although I do not have much of interest in south Gurgaon, I still make it a point to see each of your videos as there is always something to learn from them. Different building designs, interior space management, cost versus locality versus builder comparison, the list is long. You have a knack of picking up the type of questions any home buyer or investor would have, with respect to living here or with respect to its appreciation in the future.     Hey Prakhar. Good job. I like your dedication to work that you are doing. Keep it up. A correction for your viewers. The courts next to basketball court is actually badminton court. It does not look like a tennis court at all. It is small for a tennis court. I think there was only one tennis court in your video. Again a minor mistake in otherwise awesome coverage of the property.

    Highway noise for the flats closer to highway, parking is a major issue, very less green area in some flats front balcony is close to other flat fronts balcony that distort privacy.

    Project is good, nicely covered by you, I am a regular watcher of your videos, but it seems no provision of wardrobe in other two rooms in 2025 sq feet flats. Provision which builder has given only in master bedroom. Pl project this problem at least they can give this provision in Palm Heights towers which are under construction C, D, E towers.

    Hi Prakhar,
    I visited the site two weeks back. I had some observations which i think can be helpful for other viewers.
    1. The existing buildings of palm hills were in pretty bad shape. seepage/ plaster coming out from multiple places. lot of google review shared the same concern.
    2. Availability of portable water seems another problem in the project.

Though I didn't see plasters getting out, even in the video while editing I didn't see that issue, though appreciate your feedback, hope the developer works on these and fix them. By portable water you mean Govt. pipeline water? If so then Govt. Pipeloned water isn't available in most of the new sectors as work is under commencement, though every year GMDA claims however they aren't able to complete the work. Currently GMDA provides water thru tankers in such societies.

    Very informative.. I have a question you have covered Sobha developers project whr 2000 sq ft approx cost around 2 cr and this 2025 cost around 1.3 cr. .. iz it bcoz Sobha has better construction quality and area..

    You have covered in very good way but things are not seem to be quite well. If we talk about sports facility, i believe in project of 30 acres it should have every sport at least in peaces. I see more of building then green area. I request you to check green coverage area in 30 acres. I believe it will not be more than 50-60%

      Everything has 2 different aspects. While what you said is true for extreme summers and winters however they also have stilt parking. People who have purchased here might have contemplated these factors before deciding, and I can see ample people staying here. Though a little walk can also be good for physical fitness 😊

      @@NitinSingh-fn8qe Palm height seems to be good choice at this price. This has better specifications and a dedicated basement parking. If you like the project, go ahead. There are issues with every builder. Nothing so concerning with palm hills.
      Pros: location , floor layout, basement parking
      Cons: Society looks dense even though almost 1500 flat is 30 acres is not too much. This is because palm hills is mid rise and flats are horizantaly scattered. I have a tip or two to share if you decide to go with this project.

    Hi Prakhar, As a direct user of Emaar i can tell you there is not even a single project delivered on time by them, there have been average delay of 4-5 years in all projects in golf course extension road area. Also, they have done all kind of cheating from Gst to master plan changes, poor construction quality!! So all buyers beware!! Also, to add forget basement there was complete waterlogging on surface in my project, so confidently lies are being told by them in video!!

      That's outside the boundry wall. The irony is we all want full signals on our mobile phones but how is it even possible without having a tower. Though this tower is strategically located beyong the parking area and isn't close by residential apartments. This is a relief.

    They are still saying in December that oc applied and soon intimation of possession, which they were saying in September also when you made this video. What do you think they are lying about possessions?

      Govt. formalities at tines consume too much of time. As per developer they have aplied for OC and it's expected this month. Hope this helps.

    Prakhar ji I think dwarka expressway is much better compared to sector 77...jitna appreciation wha aayega yahan kabhi nhi aayega...considering the rates these seems to be pretty high...aapne check kiya vo rice mill abi bhi hai iss project ke side mein...

    This is not palm hills, but palm hells
    Too much construction and disturbance.
    Emaar charged PLC for green land and then sell to third party for different construction.
    Don’t trust them.
    I have valid proof.
    I shifted palm hills in Aug 2019.

    Very cluttered project.. They have around 48 towers in 30 acres..
