Ugh on the 2nd home. 20 yrs ago I remember when home #1 / similarly built floorplan styles would've been priced around $89,000 - $115k tops. Now I see why the 4 properties my husband (RIP) & I owned sold for $300-$500k all of which the highest price we ever paid was $164k or maybe less with an in-ground pool. Back when The Planters subdivision was a sought after neighborhood. I miss the town so much, I hope to move back after my youngest graduates in 2 yrs. Never thought I'd be a widow at 47 trying to decide where I'll retire all on my own without my beloved husband.

Only thing holding me back is the pay rate for nurses and these increased interest rate. It’s gonna cost me alot of money for new construction 400-450k. Mortgage will perhaps be way more than what I’m paying in NY
I lived in Cartersville 20 yrs ago & absolutely loved it. The hospitals are great in the area including Rome, GA which was known for the top Medical facilities & might still be the top which was for me a half hr drive back before the 4 lane road was built. Rome cost of living which decently higher being why we chose Cartersville to live. My brother just moved from upstate NY with crazy high RE taxes being 8x plus Cartersville taxes. I unfortunately moved to Iowa and even my Iowa home is double of what we paid in RE taxes. I highly suggest Cartersville or any North Georgia area. It's small yet large enough to not live a chaotic life with many shops & restaurants to give you ample choices while nit getting bored. Dillinger Park will captivate you if you want to take safe daily walks or enjoy outdoor photography or picnics. Enjoy & good luck on your move. As a widow I'm moving back in 2 yrs which will be heartbreaking yet refreshing for me to do it this time as a single female on my own.

Nope. First house was basically 300k. 2nd home was basically 400k. Both need work and updating. Layouts in my opinion are not ideal. These sellers are dillusional. The last one was definitely a no as soon as you said hoa.
Agreed. That second one in particular. That room on the lower level made my nose itch, all I could think of was it likely smells. Too much money would be required for improving the flow, foyer space, room space and landscaping. I can imagine the water being retained during heavy rains. Probably makes the room on the lower level stinky.
Agreed. Lots of delusional sellers (of course fueled by the market). It's crazy how Cartersville went from super affordable to what we see here. (Yes, we know. Market/inflation etc). These are easily overpriced by $100k plus. That second one needs a full gut job (easy $50k plus in upgrades on the low end). I hope they sit on the market, to bring these sellers back down to reality. This is crazy.
First house was the best out of all the options. I love the shed in the back. Second house.....No, no and more no. Third house...No. The layout in each was a bit awkward and depressing.

#1 price needs to drop by $40k. #2 has potential. Small improvements bit by bit can make any house beautiful. But drop the offering price for me.

I will say, Woodland High school will have your children ready for college... Cartersville has gotten too congested... They bulit up too many homes...
