the best house in 5 marla category, since I am planning to build my own house within few months (InshALLAH), this design is exactly what i was planning for.
Decor is on point. Ground floor misses out on an orderly arrangement. There is no separate drawing room. Master bedroom doesn't have any cabinets . Study area is a nice try but practically might not be useful since it's placed at the most happening area of the house.

That should have been safer. Tempered Glass laga huva hai udhr. Us ki jagah koi Iron Grill waghera honi chahiyye thi. Overall, bohat hi khubsoorat ghar hai. Ap ney dikhaya bhi be hadd achey tareeqey sey hai. Store Room nahi dikhaya is video mein. Wo reh gaya. Very well managed for a 5 marla house. A really good template to follow. I wonder if they would allow a basement for leisure activates like Pool table, table tennis or a Big sitting area, a swimming pool in the basement would be perfect.
This is the worst ever template possible. Most probably they didnt place the furniture in TV Lounge and drawing because there is no place to put furniture there at all. Its a terrible plan!

The ground floor plan is so awkward in the lounge area no place to any seating in front of media wall the drawing area is also small that’s why they didn’t put any sofas there as it will make it look even smaller and he was calling the smallest bedroom of the house the master bedroom the master bedroom is supposed to be the biggest. Bedroom .if the area beside the stairs is study area then there should be. Shelves or cabinets under stairs to put books And about the original grass on roof and balcony someone above commented about water accumulating in soil in rainy season causing mud and other problems and I agree with that only the first floor plan was good
How coulnt u noticed that the single gate outside of the of the house is on the left side but entrance to the house is on right so it will be dificult to get inside the house when a car like sedan is parked in garage I have experienced this thing
Very keenly observed indeed. In Bahria Enclave the size of 5 marla is usually 26x45 sqft, and when they leave space in front and back, the covered area left is quite less. That's why we might observe slightly smaller drawing room bedroom in first floor in most of the houses built in this size. About plants in garage with the wall opposite to the gate and grass in balcony plus roof is also a concern. He said waterproofing is done, that's not enough if proper efficient water drainage is not provided to drain out any excess water avoiding the problem of excess water retention, wall dampness etc. You're right about the media walls in tv lounge is poorly placed as there wont be any convenient sitting arrangement for an average 4-5 member family. There are shelves mounted on the wall for book in study area under stairs and I loved the idea 💡. All in all owner have put alot of hardwork in there and hopefully he gets a reasonable price for that inshAllah
Ah finally someone who noticed the difference between a simple room and a master room! This house has many good points about it one of which is the en suite bathrooms they look kinda neat. But the floor plans are a mess and so is interior design. For example the first room they show on the first floor was okay until he turned to the 'media wall' thing at 9:45. it's a mess. Three different materials on the wall that don't match each other in any sense. And what is the meaning of putting closet behind the door!? I mean supposed two people share that room, if while one is sorting their closet the other one opens the door with a smash, isn't the first one going to end up in the ER? I know that's probably extreme XD but my point is It's weird to me that they put closet behind the door. Maybe It's just me. I could go on and on about how many things I think are a mess in this house so I'll stop.
Its a standard layout of all of Bahria Enclave 5 Marla houses. I know the ground floor looks weird but there is no option to change it as kitchen is required. On first floor you can have bigger bedrooms due to absence of kitchen and drawing room.

I have been to houses in Bahria town that feel open and airy with the same floor plan. However, this one looks all over the place and kind of suffocating. Again, it depends on how the space is used, decorated and presented not how it was built in this particular case.

Nicely designed for small family. Having natural grass on roof and balcony is not a very smart idea. The maintenance of the grass is going to be a problem. Completely Remove natural grass and switch to artificial turf.
What I guess, it will need very much attention for maintenance/cleaning. Especially on the rooftop. Secondly, when there is massive rain you can expect ample water storage in the soil that can lead to transforming into the mud because natural ground areas can absorb but it cant. Correct me guys if I am wrong with good experiences.

For using grass on rooftop it is always recommended to have drainage system
to collect extra water. Otherwise it would not be successful.

FYI, 'bed first' is called a "master bedroom" in Europe and with 'attached washroom' is called a "en-suite".
