      @SageRealEstate I actually have a question: Is location a factor to decide what Bed and Bath count to purchase with the first fourplex?
      I consider price and location rules when it comes to buying rental property. But Bed and Bath count really matters?

    Question: how feasible is it to get positive cash flow in SoCal with higher interest rate and higher prices . I doubt you can find a 4plex below a million today

    Hi Juan! Quick question, if i am permitted to use an fha loan on a fourplex, then a few years later i go to potentially sell, could i utilize 1031 to defer those taxes? Is it still technically an investment property? Thank you!!

      Hello great question if you live in one of the four units, you could do a 1031 on 75% of the investment. So the answer is yes.

      ....it was done with "...a small million dollar loan from his father..." , as Trump claimed....😅. j/k, sounds like he partnered with a friend and used the projected rent on the other 3 units to get the loan approved. So you just qualify for the unit you live in (1/4 of the loan).

      I'm not exactly sure what they required Brad back when he first bought, but I would recommend you speak with a lender. You have nothing to lose.

    Here’s the problem with all the syndication guys they take credit for everything when all they’re doing is using other peoples money. I don’t think the title is correct.

      Most investors in just about every single industry use other peoples money. Wall Street is made up of companies using other people's money. Elon Musk uses other peoples money. This is the way of the world.
