10:45 The issue I see with a business on 1st floor and a rental on the 2nd, especially as your first couple buildings, is if it's one business only and that business leaves for whatever reason (bankruptcy, etc), that's probably around 70-80% of your monthly income that's gone. Not sure about the US, but here in Canada taxes for commercial buildings are crazy expensive compared to residential; easily 2.5-3x more depending on the city. Could be catastrophic if you're just starting out and don't have enough income from other properties to make up for the loss of revenue while you look for a new tenant.
This is why I love Ben, he may be rough around the edges but he is straight forward and gives you an answer when you ask a question. Unlike Grant Cardone, Ben doesn't dispense bullshit and myths.

This is exactly what we are doing from 2016 since we retired, we already sold three properties and currently working for the forth. We now own other properties. Small touch up, stay for two years then sell. Real estate in this way is really making good profit and not taking so much of our time so we have more time for our kid and for what ever other things that we would like to do. We admire people like you and learning from like this advices.
Man the American Tax system is so wacked. Me being from Sweden we have to pay 22% on profit from any house/apartment sold and if you do more then 2 sales per year you have to pay 30% as a company. Maybe i should move to New york and do this full time :P
