    I hope they all lose their shirts. They've done permanent damage to the housing market speculating and now they're going to damage the honest folks in the market that are trying to sell their condo and move into something else. Screw the greedy speculators to the wall!

    Homes in Canada need to stop being treated as investment opportunities. Its absurd, this is why there is a housing crisis and young professionals cannot afford a home.

      They already have.
      150 billion of sub prime mortgage garbage was quickly offloaded from banks onto the nation via HC at the start of C19 in May, 2020.
      That's 150 billion of 600+ billion of such garbage insured by CMHC using taxpayers as a backstop for banks at ridiculously low insurance premiums.
      It's a total scam.

      When the CMHC goes through the loans when the crap hits the fan, which they will and the crap will fly they will comb all the loans. You see here the originator is responsible for doing the due diligence. If there is say “fraud” on the loan CMHC wipes it clean. The banks are now on the hook. This is a shut storm ready to land.

    I bought one in early 2019 and now the builder is selling the same floor plan at 40% more. It is along the Eglinton LRT so expected rent and value went up.

    Does not make any sense if precon is selling higher than current market value. This shows builders are greedy AF and there's no value to take on the risk of buying precon.

    Alberta is still going up. But alberta declined in price from.2014 to 2020. In 2005 it was more expensive in alberta. Our market cycles became invesersed mostly due to migration cycles to and from alberta.
    The boom spenders are coming back again

    Interest is too high to break even with 25% down when renting, flippers lose either way.

      not exactly, 48% of people who closed on a pre-con last year are cash flow neutral or better. And if you closed, rented for a year, and sold, you'll likely net out better than someone selling via assignment
