Arch. Raphael is a typical example of why some of us professionals in the diaspora would never come back to Kenya. He is a Chinese trained, registered Structural Engineer, yet the engineering body in Kenya does not recognize his quals. It's called Gate Keeping! the fear of being rendered irrelevant by well-trained overseas qualified local professionals. Yet the Kenyan govt. hires Chinese engineers to build roads and other infrastructure in Kenya, at the expense of local Kenyan engineers. But won't hire or recognize Chinese or Overseas trained and qualified Kenyan engineers/architects for the same jobs. We thank God, that we are now digital professionals, and our skills are being utilized worldwide. Doesn't have to be in Kenya. Out here, you can be in NZ and working jobs in Europe, Australia, Africa, US etc

Knowledge is power. I wish I had this information 3 years ago. I built apartments on land I inherited and it cost me about the same as you've quoted for cottages in Nanyuki. The rent I'm getting is nowhere near what I could get from cottages. Luckily I paid cash, so at least the returns are instant, but it will take me several years to see returns on investment. Next time, I'll be wiser.
A tourism business is a much more hands-on enterprise - marketing, sales, operations. The risk of failure is higher too + low barrier to entry. If you are successful little stops your neighbours from competing.

All through out high-school I thought I would be an accountant and I didn't realise how much impact that unit had on me until was in college studying architecture. On precast I have gotten quotes for both motar and stone house and precast. The cost savings were negligible.

My cousin went to Technical High School in Nairobi and he drafted the plan for our house in shags in the 70's!. I also remember some guys taking such a course when I was in Patch (NS) way back. They were in Form 2T (which stood for Technical and they had the T-squares etc.

In short, how what you have from that system fits into our system, it's kind of like a professional 'exchange rate' on the realm of qualifications.

Not all landlords are greedy. My apartments are in a prime location, close to a very popular school and I charge below market rate. I tried to charge what they're worth and no one would rent them.

Houses built using precast concrete look boring to me, I prefer nyumba ya mawe ya quarry! 😏 4:10 This is exactly what I’ve been championing for! We should build all our roads (both estate roads and major highways) using concrete for maximum durability and little maintenance!
I requested a quotation for a precast perimeter wall and it was way more expensive than a stone wall. What causes the cost to be high yet you are saying you cut the cost by 30%?
I have been to precast home in gikambura during the cold season ,it can be quite cold in gikambura during cold season n his house was, quite warm inside ,n I asked him how,he told me the hollows in precast trap warm air which Keeps the house warm, another issue u should consider,before building check the movement of the sun in Ur area,n build in a way the sun rays can hit the walls n windows of Ur house that too helps in warming up the house,even with houses built with stones I hope this information helps
Dry mix need very good professional not for locals fundi yes the heaviness is quite a challenge but i think its good if u want to build faster and dont need fundis struggle
Theories on top of theories but untill you get to the actual action then we can talk..esp when it comes to investment the rules are completely different
