Thank you for sharing this information. Bought a home 4 years ago and now we’re moving so need as much info as how to find good tenants etc. Currently on the first stage of decluttering home to take photos and list on Zillow.
Just have to tell you how helpful your videos have been. I found the videos on clauses to include in your lease and reviewing applicants especially valuable. Compared to other youtubers, I love the fact that you aren't yelling, and everything you suggest seems reasoned, fair, and effective. Plus you and your wife are adorable.

As more and more areas become "squatter friendly" there should be a way to hide the exact street address on any ads. Scammers look for ads with exact street addresses as well.
That is a consideration if the property is vacant however, I am usually advertising the property while it is occupied. You do bring up a great point though.

Have you done any work with blanket loans?
Do you mean a rental portfolio loan, where you can get one loan backed by several properties? If so, no I haven't done one, but they are a great option if you have several properties that are lower in value as some banks don't like to do lower value loans, but they may be more willing to do a package which raises the loan value.

I'm trying to help my wife post a listing and it keeps getting flagged on turbotenant. have you ever had this problem and if so what was your solution?
If it’s getting flagged it may be because you have a link that isn’t allowed or you may have something that the “bot” thinks may be discriminatory. If you don’t think it’s one of those things, I’d recommend contacting tech support.
