    I purchased my first 25pt resale contract back in May 2021. Seemed like a great buy. Purchased a 2nd 25pt contract in February 2022 for a total of 50pts and zero regrets.

    I was the one who got snatched by ROFR in November for CC but I tried again in December and passed last week! And it was almost double points for 2022 June UY! Looking forward to closing and making more memories.

    We bought dvc starting December and we got through ROFR so excited, we are now just waiting passed title and we are ready to book! We got a contract at 125 a point! So excited 😊

    I understand and feel your pain on the timing of your Grand Cal contract Paul and Amy (we "mis-timed" our GF contract). However, I made a great deal on some other contracts. I don't think about it while I'm sitting on the Balcony drinking my AM Coffee!

    I think we’ll see continued weakness in DVC pricing. Money isn’t anywhere near as free as it was a year ago and the economy is rapidly deteriorating. Start-ups are being told to raise enough cash to get them through mid-2025. mortgage buydowns are booming, which is a backdoor synthetic ARM where instead of reducing sale prices, builders/sellers are subsidizing the first year or two of mortgage payments with the thought process rates will go down in a year and you can refinance. That’s not going to happen.
    ROFR will be utilized more strategically as a bluff to keep secondary prices elevated. They do this already where you see random ROFR on Bay Lake Tower at $190 when you can see them go for $155 and no ROFR. I think Disney is pulling back substantially and that will mean they don’t want to add to a DVC inventory they’re already bloated in. They probably got a directive from the top in the past couple months to conserve cash, and that means discretionary things like ROFR go on ice.

    I sold my DVC contract last year. I had almost 20 good years out of it. My vacation time at work changed with a new job, so, no longer have enough vacation time to warrant the contract. On top of that - the 'perks' of DVC membership keep diminishing - and the annual pass discount is no longer worth the price - in my opinion, plus - the maintenance fees are going through the roof!
    So - was no longer a fit for me. Used the money from the DVC sale to purchase a camping travel trailer. This will better suit my lifestyle for now. I may revisit DVC someday, but - for me, at this time in my life, it was no longer a good fit for me.

      They don’t care. They can cheaply dump the contract through DVC resale market. I’m sure they have very little risk.

    The videos with you guys hosting are my favorites. No rush on getting back to the studio, imo. 🙂 Also, this is a great time to buy resale DVC points! So many good choices out there. I certainly would if I could. DVC resorts are such good vacation destinations, even without visiting the parks. My main complaint with the parks right now is being tethered to a cell phone screen all day. Not a vacation.

    DVC owner for almost 20 years ... still a good value but WDW is not the same place we chose to center our vacations around ... and to be honest, it is disappointing ... they have oversold DVC membership in relation to park access ( ie; over crowding ) ... Magical Express no longer exists ... Cleanliness has diminished ... That Extra Effort for Customer Relations has diminished ... COSTS are enormous ... No Food Plan since Covid ... but DVC is a decent value for young families looking to lock in their vacation expenses ... We are keeping our DVC to gift to our Kids and grand children ... but if they back off, we would sell in a heart beat ... Good luck to all

    @8:40 looking at 2020 and 2021 our sales not as great as 2019. So maybe Fastforward a minute
    @10:00 in 2020, 2021 we were struggling to keep inventory, everything was flying off the shelves.

      Hey Justin, sorry for any confusion. At 8:40 Marissa was referring to the fact that 2020 & 2021 did not follow normal trends. While sales were at an all time high the trends were not normal so the reference was going back to 2019 to follow a true vacation trend cycle.

    No, 1) Reedy Creek issue is going to significantly increase on-property real-estate taxes / future annual dues, 2) interest rates are going up, 3) recession will cause discounts on hotels. Wait a year to 18 months. Rent until then.

    ROFR is frozen because they probably got a directive from the top a couple months ago to conserve cash company-wide. Disney just announced a quasi-Dining Plan with a meal promo discount. They’re seeing demand softening. They’re also probably concerned price hikes aren’t working. When they raise food prices, I’m sure park merchandise is flagging. It’s becoming zero-sum.

      I just go with the mindset to not buy inside the park. Better value in the 3rd party stores.

    Disney World is stress inducing and traumatizing so not really a vacation. Still enjoy Disney Land and the Genie+ actually works at that park. Although I don't need Genie+ most times:)

    I just purchased in December a GF new contract, and they did not tell me that I had to pay dues until I went in and looked. I also go in every month and pay some dues so it’s not so much in January it does let you do that.

    If you can afford it, go for it. If you have to finance it, then think hard. Unfortunately, Disney vacations are currently a former shell of themselves and there is no guarantee they will return to that glory. Even Iger can't do a 180 at this point. Disney has more or less priced themselves out of the middle class.

      I sure hope so. I grew up enjoying Disney and the parks, but people have gone completely overboard and it’s become a frantic mania. Hopefully people are burning out from it all as the cult has become waaay too unhealthy. The golden age of Disney TH-camrs has come and gone, and I think that social media aspect was what drove the irrational frenzy surrounding the Disney parks community. Now that’s all long in the tooth

    Great show and as always good information. Regarding pricing and buying direct, thoughts on the Poly Tower? Yes, prices are typically always increasing, but if they are going to roll the new tower into the existing association, likely Disney puts out an attractive incentive like they did with GF. Didn't people jumped on the GF sales, then 30-60 days later, Disney sweetened the offer?

    It's $1560 in yearly dues now with a 200 point contract at Saratoga Springs. Just so all you new buyers know. This club may not be the deal you thought it was

      @Vinit Bhatia totaly. We make 2 trips per year so t's like $780 per trip to stay for 5 days twice a year.
      Initial cost was around $20000 for those 200 points.

    So what's the chance that some of the perks that were taken away return? Just thinking with the poor performing stock and constant negative press about the parks, that Disney may have to start instituting reversals of things they did to try and hold onto visitors. I just have this feeling we are not near the bottom yet on where Disney is heading and the worst is yet to come, Sadly a lot of it is going to be from their own doing.

    We will have our Santa Clara, California house paid off in about 5 years. We will probably sell our house in 6 years. We are looking to purchase a house in Costa Mesa, California. We will have about a 20 minute drive to Disneyland and about a 20 minute drive to Newport Beach. No more living behind the California Great America Theme Park and Levi’s Stadium.

      Yeah, Bay Lake Tower is already below April 2020 panic sale prices. The inventory on the secondary market is surging-as they said, 760 active contracts for sale. Grand Cal is already $50/point down from 6 months ago. Imagine being the bagholder who panic bought Bay Lake Tower at $205 and Grand Cal at $310.

      Lol that sounds correct:) I have a couple contracts that have served my family well for many vacations, but Disney World value has diminished considerably so didn't go back for the first time last year and instead planned out different vacations. Honestly didn't realize how terrible Disney World is till we started doing other vacations and wow, Disney World really is a waste of money and time. Too much stress at WDW:)

    Why buy into DVC when you can rent? I am a DVC member and am very unhappy about the renting of points. I feel there should be shorter booking windows for members renting points so that members using points for themselves have more availability at their 7 month window. I feel that renters shouldn't be able to enjoy DVC perks, whatever they may be at the time, since they are not members. Why would people spend thousands to own something they can rent with no mortgage or monthly dues. There should be more incentive to make that kind of investment when now anyone can use the villas and enjoy being a "pseudo" member.
