      Jim is a mine of information and wisdom. My big takeaway fro him is that he loves the business so much its not about the money anymore! You both touch on new ways to use finance to buy and convert property - getting educated is the essential step that I would advise any newcomer to do first.

      Jim seems a really nice guy. I too don't put up the rent's for tenants once they rent from me.
      It's something that was quite common before 1990's. His insights were spot on. He has experience with age it accumulates. I hope you bring him back on your show.your journey has been very good.my advice is to Buckle up for the next 2 years. Interesting times ahead for all of us.

      Jims books are great I read them years ago and they had a big effect on me as I mostly had single lets at the time. So many books are full of rubbish so much clear legal advice on planning and regs mostly really great as the planning and legal advice a really smart guy so a great guy and even now would recomend every single Landlord in the UK read them even if slightly dated and for a tenner you will learn so many little planning tips which most landlords would never give out for a tenner!!

    Saj this is as others have said one of your best vlogs.
    Very interesting 👌. And factually correct. I first got into property 40 years ago.
    A lot of it is luck when you were born. Today's younger generation has a very hard time trying to buy a property. It was a lot easier when I was young.

    A great listen guys 👍Quick question can you re-mortgage smaller HMOs to be valued on the income if they are of a standard residential house size i.e only let out with 4 tenants ? Thanks

    Look lets be real Jim if landlords are leaving the market surely rents will keep rising! Landlords are leaving market because most are of a certain age and they kept buying and fewer young landlords were able to compete so when they leave to avoid tax there will be an opportunity for somebody to take the slack!!

      @N171985 I own three properties. I'd be delighted if they did. They won't though. You need a six figure salary to even get on the property market now. Ain't happening.
