You can scrub the county list for what has structures and what doesn't by looking at the assessed value column for improvements /structure. Anything over a dollar means there's a structure present on the lot.

It basically _is_ an outlier situation, but the trick is to narrow down a list of property owners so you can hyper-target those outlier situations (instead of making these kinds of offers to normal people who would never sell for such a low price). It can be done to some extent if you know how to filter your lists properly.

What is the criteria for seller financing land, in concern to usury? I like real estate, but there are set-backs to legally what interest can be charged. Do you need to show the interest rate charged?
Ask him how many leads mont. calls. How follow up. Tips tricks. Niches. How he does it exactly. How many leads vs deals. How much he makes monthly. So much real info you guys don’t ask. I don’t care about the rest. Details money how. No girlie emotional studdff txs
Absolutely, I do it all the time. This kind of "virtual" or remove investing is a pretty common thing for land investors (for most intents and purposes, land is much easier research online than houses are).

There are definitely some Canadian success stories, but they're all from Canadians buying land in the US (not buying land in Canada). Canada is apparently much tighter with their property ownership data and it's not something you can get easily without being licensed, as you can in the US.

Most states have limits, so you’d have to figure out what your state requires, or just charge 0% and up the price a bit to make up the difference.

I live in northern Delaware. Do you think I could buy land in areas that are too far to drive to? For example Texas or Arizona?
