    Dela, thank you for sharing this info. There are people making negative comments about the soil quality of these parcels. The reality is, no one commenting is a topographer. All over the world the mzungu purchase oceanfront parcels, then spend hundreds of thousands in USD doing site prep work, to prevent their mansion from shifting, in the event of beach erosion. Most of the people on here making negative comments don't even own a home. Nor do they possess the technical know-how to construct a grass hut, much less an oceanfront estate.

    What about soil erosion of the coastline? You build your house there and in a few years the sea is in your house.

      Same thing in Florida. Don't put your house that close. That was a natural cliff to stop high waves.

    I love Dela and I believe she’s doing her job but please think throughly and do not buy this land. The owner is selling for a reason. The land will wash away in about 10-20 years with your house. Look at the soil erosion? Just saying 💔

      Yes, I totally agree with @Nana observation, coastal erosion is real and has/is plaguing other places that developed too close to the cliff, and has left municipalities trying to figure out what cost effective way to remedy the situation. Yes, everything (or most things) can be remedied but as stated at what cost and from who’s pocket. I bet any reputable insurance underwriter would be hesitant to offer coverage on such a structure because of the liability not to mention the risk to human life. To be frank it is even dangerous walking along that elevated coastal edge, and what preventions will the land holder put in place to prevent people from walking close to the edge? That soil has and will continue to erode and will collapse and fall at any whim. I’m certain the land owners have considered these things and will ensure it’s safety to meet Ghana’s building standards

    Where I'm from🇯🇲 we buy land in the mountains over looking the sea. Seafront land appeals to tourists because they don't know any better that their homes will wash away. Don't buy land at sea level. Bad idea.

    Just look at the ‘cliff’ - thats soft earth, not rock. It will be washed away at a frightening rate as sea levels rise.

    What's up with all the smoke and mirrors? First it is in PramPram (to tease us in watching the video?) then it is in Old Ningo (to entice us to contact the realtor?) while the only place where the road gets this close to the sea is between Ayitepa and Lekpoguno. So where is it actually located?

    This looks like the same plot I’ve seen from another agent in Oram Oram and 5 acres is 150 ghc🤔The main question is do they factor in the change in weather due to global warming/climate change and how that will affect the land? Does Jeffery have linked with any land owners so that one can get a freehold land. Yes I am a Ghanian citizen?

      Yes you can, you can even decide to buy it with 3 other people, that way each person get 1 plot, cause 4 plots make an acre, the only reason why they sell it in acres is, they want the money in bulk and don't want to go through the trouble selling plot by plot. I have few lands in the area and the price is very reasonable and am pretty sure you can beat it down a lot cause the area is not develop, not a single house around but it will be a good investment for the future, only if it's genuine land.

      Not really, cause l have a house in this same area, and when l was buying the land 12 years ago l was worried about this same situation also, but after 12 years there has not been any movement on how further the sea comes to the shores, so if you are interested you should buy, only if it's genuine which is my only concern.

    Some of the commentators here have complained about Litigation and erosion so because of the potential risk you should have sold in Plots** instead of acres...

    There are litigation problems in Prampram. I fell in love with the beach and want to buy land there, but I purchased land in the Volta Region instead. My surveyor advised me to stay far away from this place after. Please, be warn! Don't be fooled by his charming ways...love from Canada ☺

    As a non Ghanaian, if I buy this land with the 50yrs leasehold. Is it guaranteed that I can renew my lease after 50yrs? I know I will have to pay a fee, but I would like to know if it’s guaranteed. Thanks

      It depends on the landowner...they can choose to renew after the 50 years. Male sure you put a "Clause" indicating such changes.

      Very good point, and you could see it occurring in some of that footage. Add in global warming which means rising sea levels which increases erosion and flood risk

    Not my cup of tea, as others have mentioned, you are under the threat of soil erosion. I don't see any evidence of barriers created that will prevent sea erosion. The guy talks about land elevation but nothing about the erosion that is evident. Finally, the building materials and contents of whatever you have in your house will need to be resistant to salt. Not saying it cannot be done, but it comes at an extra cost.

      I had a brief chat with the agent and he said the dimension is 105ft by something which he wasn't sure but it sound like a very narrow land.

      You pay something like tax after 50yrs no one is going to evict you of your land, what you pay in 50yrs is not much. It's just to make sure the indeginous people retain some power
