    @20:15 I had the same issue. I made a "cash" offer for. NY property (Albany) relying on hard money and the process included an appraisal and other rhings that delayed. The seeler was angry and even my closing attorney said i should have revealed that the ourchase was being financed. I paid thousands more to the seller to keep the deal due to the delays and the closing attorney made ot clear theie firm would not work with ke on the future. Lesson learned.
