Lionard Luxury Real Estate , i see your videos with a lot of pleasure and enjoy a lot also . The quality of video is just fantastic , your Advisers are also expert and quite professional . The Properties you let see have wonderful location , around lake Como is the best a person with Eyes can dream and get too and just because of such rich and very desired location , these properties are very very exclusive too and there are not many to afford such exclusive and expensive properties . I cant buy but i go to North Italy on holidays and a few days stay there and when i am back your videos are good information and fun too .

When it came to the end my heart sank. I loved this property intensely. I love gardening. Id have spent hours out and about- restoring and keeping it neat and wild at the same time. I love water. SO HAVING PONDS ETC WOULD HAVE BEEN SUCH A BONUS. I loved the old fashioned sense of history. There was only one flaw, I fell into a coma watching this house in lake Como and when I wake up I do not think I shall recover not being there but being here ...ahhh the burden of being an ordinary Joe soap guy. Loved the presenter. Loved the home. Loved the filming. Lucky lucky people living there.

Like the empty pond outside the grotto with weeds growing in it? Or the pathway with fallen bolders in the middle that had obviously been laying there for a long time?
Finally a video that spent time explaining the features of the property, such an improvement. I would love to see more of the homes themselves such as kitchens and bathrooms

A beautiful house and glorious gardens. Definitely my kind of property. It has soul, which is missing in so many modern houses or houses that have had their interior ripped out and filled with modern furniture etc. A truly beautiful home.

Yes, lovely presentation of the property. All the lake towns are beautiful but Menaggio has me. This home is excellent but anything there would be grand.

Beautiful villa! There is one tall, diseased dead cypress tree that should be removed before it infects other trees nearby. It is also a fire hazard! Keep up the good work! You did a great job narrating your video and your mastery of speaking English is superb! 😍

The villa itself, the location and the territory are fantastic! The best of those I've ever seen. But, i think it would be good to give some more technical information such as: heating/cooling system, water supply, kitchen (gas or electricity).

She was eloquent without being stuffy, she was engaging without being condescending (wow - I don't get to use big words this much!). to keep up the grounds up, would cost a fortune and add another fortune to made the house in to a modern home! But otherwise gorgeous! Would also like to see more of the interiour!
We have stayed in this villa. It is very nice but rather outdated. Small kitchen, creeky floors, no A/C, grandma's furniture....If it was time I would put in a pool, install A/C, build a bigger kitchen, exterior paint...landscape the gardens, build a garage.....
While the grounds are spectacular, it would have been nice to see more of the interior living space.

Love Menaggio, Tremezzo, Laglio, Varenna, Belagio and all of Lake Como, its wonderful. In fell in love with the area after visiting it for the past three years. we decided to buy a house but are not having any luck finding real estate agents that also speak English. My Italian is good but not fluent, and in order to purchase a property we need an agent that speaks English. Do you have any recommendations? We're looking for a 3 bedroom house and not a Vila like this one, lol. Please let me know if you can offer any guidance. Kind regards and thank you :-)

If I had millions this is the kind of house I would definitely be looking for a charming and peaceful place to live, the grounds and house needs some work but look what you would get views to die for absolutely stunning.

The music is too loud to hear a trickle of water. And again, the music drowns nature and birds. The garden is lovely and it probably requires a lot of maintenance. The outside of the house needs painting and repairs. The roof needs repairs as well. If you have the money, this will probably make a nice vacation property.

I love the villa, but just a FYI Americans love to see the kitchen. I know the person buying this is rich but kitchens, are important even if you don't cook. I have noticed that the kitchen is not shown in a lot of videos you do, but I do love the villa.
That's cute. These buildings were made when there were huge class divides. A kitchen was not to be seen or even be in. Our modern-day culture has moved on from those days of gentry classes.

Given the size of the property, this is probably a €10m property. If you can afford that you probably can afford to Reno the kitchen to your liking. And the reason the agents don't show bathroom and kitchens, they aren't the selling points and truly aren't special like they are in some NA homes.
@@msproule well maybe it's just me but I always want to see the kitchens more so than the rest of the house it's where the family gets together I go in the other parts of the home but in the kitchen is where I love to just hang out ( not just cooking) eating and talking I know if you can afford the house blah blah blah but I do love the kitchen. Kitchen and bathroom are the key selling points of a house as they usually are the rooms that require the greatest amount of expenditure if they need to be renovated. Lounges and bedrooms are usually light touch renovation, painting and possibly some electrical work or plastering, but not the heavy renovation that's normally involved in a kitchen or bathroom.

Alot of potential in this property. Landscaping a must. Take that ivy off the house and surrounding structures. Dead tree must be remove asap if it hadn't already infected the surrounding trees. Restrictions on landscaping or house ?

better to make two videos - one for the house, the other for the grounds. the house has really tired styling in furnishings and fixtures, and I can imagine every other potential buyer wanting to throw out quite a bit of that and create something that meets the 21st century, and so you should specify whether the house's styling is protected by law.

The hostess says "I'll remain silent so you can hear the beautiful sound of nature" and the video editor raises the volume of the background music... :(
A swimming pool on the back of the property would increase its value.
