    I have been investing for 12 years and bought 12 properties. I bought 2 in Hobart before the boom, I bought in Brisbane 7 years ago which is too early. I learnt to buy in regional 7 years after I started. PK, you are telling people all the lessons I have learnt over the last 12 years and I am amazed that you are only 31!. Well done, this is perhaps the best, the most informative channel on Australian property.

    Hi Pk, love your videos.. i have been slowly growing my portfolio of investment properties (just around 2 now), and am looking at moving to brisbane (from canberra) and buying a place to live (rural acreage dream). Been looking at properties in Mount Samson area, and they are all super expensive (around $2m for a 5 acre property with a decent 5 bedroom house). Would you recommend still going ahead? I’d like to subdivide in 10 years to be able to pay it off (if i cant pay it off any other way).. or should i be looking elsewhere .. i have the whole family package with wife a school going kids.. dont mind a bit of travel into city.

    Love your videos. As a starting investor looking at regional towns, how do you identify where you want to invest? Are you randomly picking regional centres and looking for wage growth before property price growth (and investing) or do you have a good idea of what regional hubs you think will grow prior to even looking at the statistics?

      Thanks! We use a system to filter from 15000 suburbs nationally and arrive at the best ones using 30-35 data factors!

    Question:
    I have paid off my 3 bedroom home and now I’m building a 5 bedroom home. I have paid off much of the new home already, which is going to leave me with a lot of equity when I move in there. About 700,000 between both places.
    I am wondering if I should sell my first home. It would pay off the new home and leave me 100,000 left over to reinvest...
    Or I could collect rent from the first home and use it to cover minimum repayments on the second home, which would free up my whole income to buy a third house. I have to take tax benefits and problems into my calculations. I only earn about 50,000 a year but my house can bring in over 20,000 rent a year. I don’t know enough to make these calculations and choose a path forward.

      You cant do negative gearing on the property you have already nearly paid off even if you withdraw the money sitting in the withdrawals. So sell the 3 bed room n then buy another rental so you can claim tax

    We both live on our company place 1 hr away from the Gold Coast, and we pretty much don’t pay rent,
    we can stay here don’t need to live on our property, we want to buy something that help us to start going up on the capital ladder
    What should I buy? And where? What sort of price should I willing to pay?

      Those give a dozen or so data points, it’s good. But you need far more, also you need a system based on statistical regressions to interpret data (thresholds, trends, weighting.
      And all that is just to predict short term growth, long term has other factors.
      It’s not rocket science but just a system.
      And all that is just module 2 - suburb selection.

    Hi PK, lovely video. We got our Aussie PR and looking to move by early to mid next year. If we buy IP now it will attract NR tax at 33pct and we wont benefit from the initial 18.2k tax deduction. Is it worth paying this much tax and wait till we become tax resident or buy a good deal if we get one

      @@AusPropertyMasteryWithPK well you said 40k deposit gets you about a 300k house.. mortage repayments atm would be around 360-370.. where are you finding a rental worth 300k that's returning more than 370 a week rent plus cost.. ya dreaming. But i understand all you guys are just trying to sell your product
