Excellent information for those planning a move to The Villages late 2024 and into 2025 who want new construction. What will the bonds be? Bonds on new patio villas in Newell were $23K as of May. People buying new construction & preowned homes need to do due diligence as buying a home in The Villages may be different than what one is used to.
Beg to differ! Monarch grove is the place to be! Only 5 to 20 minute golf cart drive to 7 executive courses, Fenny, Eastport, Magnolia plaza, Marsh Bend, Brownwood square, it's smack in the middle of everything.

I dont care about golf, so i hope to find a smaller village area that is not going to kill me me on house prices are because of golfcourses. I'm looking for a 3 bedroom, 2 ba. 2 car garage, 1500 sq feet for about 310. Hopefully, less.
Great information! I am sure the bonds in that area will be astronomical to pay for Eastport. The opposite side of the Turnpike, say Lake Denham area, they do not have the typical postal stations with adult pools and the bonds on patio villa's are $18k and up with little amenities and shopping in that area. Location wise the surrounding areas of Eastport looks great, but be mindful you will be paying high taxes and most likely very high bond amounts.
You should talk to your trusted sales agent about the forecasted price increase for homes close to Eastport. Yes, it will be close to the town center, but that will come at a cost.
Were very happy to be in Richmond! We a close to Eastport over the Waterlilly Bridge and Warm Springs yet close to Brownwood and not to far from Sumter! Eastport will be amazing!
I wish we had the time to wait for that area to be developed but our lease is coming up soon. We just went under contract in Bradford so at least we won’t be too far from the Bexley bridge. They say villagers move 3 times within the villages so maybe our next house will be down that way. Great video as always Gary.

Great info on amenities! Have heard there is not much in the southern end for necessities like grocery stores, medical facilities, etc. would like to compare amenities to necessities in southern end of villages.
I'm pretty sure those stores/medical facilities will be there when the homes are done or almost done. Retail always follow the residential areas (customers), so in due time you'll have them, but not for maybe 2 years though (guessing). Not mentioned in this video, I'd also want to know about huge/new power-lines going through neighborhoods -- like what you see near Citrus Grove: The Southern Oaks Substation. But at least homes near them are priced less? ;-) -- BR
I live near Sumter Landing, and I do like a few villages South of 44. I like Fenney, some villages off Marsh Bend, and St. Catherine area. But the rest is not for me. Eastport looks similar to Sumter Landing to me, but so much farther from commercial areas.
It’s interesting how each area has its charm including older Villages. Every time I visit a new area once it is completed I’m impressed. The bigger question for each person moving is what do you want to be next too. I use to think it was town squares or swimming pools. Today, I think it is more important to be within 15- 30 minute golf cart ride to a grocery store.
Hi Gary, great video as it's so relevant for me. Came down last October for a lifestyle visit and said to my salesguy we were a few years out as my kids graduate high school in 2025, so we couldn't do anything before then. The timing seems to be lining up nicely with the Eastport area to build in 2025 and hopefully end up with a view lot (I'm not paying the golf course view premium), just as long as we have something decent to look at from our lanai. I'm hoping to build a Warbler model as I'll need the space. Keep up the good work and keep an eye on the villages opening up for development as I know TV mgmt. won't announce their plans for what is opening up when.
The maps in that video were posted on the Villages website as part of a story about the future development. So I used them. At the end of November the story disappeared from the website. I tried finding them again without any luck. Now I have been told that if you ask a Villages Agent they may have a hard copy available of these new area’s. Good luck.
Great video. You say you are a part timer. A snowbird ? I’ve been looking for a video regarding Village snowbirds. Can you do one? Lol. There are so many questions. I think I want to be a snowbird which means two houses. I could rent perhaps but thought if we bought a house we could come when we want. No one has a snowbird video that I know of and there are so many questions. I have learned there are many snowbirds there though. Thanks !
Hi Pamela, I’m more of a sunbird since I spend more time in the summer in the Villages than the rest of the year. I travel there usually every few months in the winter. You noted being located just north of the turnpike. My wife and I have looked at homes in Newell (in person) and Lake Denham (online). Thanks for watching my videos. Turnpike noise really depends on location and what I will call line of sight. If you can see the trucks on the turnpike you most likely will get noise. Newell and Lake Denham clearly have homes on both sides of Meggison which one side is near the turnpike and the other is not. My house isn’t really affected as I’m located in the middle of the houses between Meggison and the Turnpike. Now one morning I was in my driveway and I was hearing a click click. Turns out early morning Pickle-ball at the recreation center is loud enough for me to hear three blocks away. Bottom line is you need to visit to make the choice for you.
Gary, coming down in 2 weeks to look for a place. This video was very helpful. Do you know how long it would take to get to the polo fields from any of the towns you mentioned in Eastport?
These new area’s are a long way from the polo fields. Not sure if you mean by car or golf cart. It takes me 1 hour by golf cart to go from Sawgrass Grove to Sumter Landing. The polo fields are past Sumter Landing and Eastport will most likely be 10 to 15 minutes south of Sawgrass. Now by car it would be faster around 30 minutes depending on traffic lights, etc. Hope this helps.
They really do hide a lot of these maps. You can find them on the Villages website or app but you usually have to dig into their area updates. No one easy location.
Pretty much all of it is in the Sumter County. The only area that will be in Lake county in the video is the proposed Healthcare/Wellness area and a tiny portion of one village of Bradshaw Hill. I think Sumter County is the preferred county by many. A definite plus for this area.
I love that area but I think the bonds will be high. We looked at Lake Denham and I thought it was too far away from everything and Lake county taxes were too high!

Hi John, The best thing to do is meet with your sales agent at a sales office where they can show you where they are selling today then ask about areas in the future. Wouldn’t hurt to look at a few homes that are in the price range you are considering. Then have fun with the lifestyle stuff. (I also used your question in my newly released video)

No you can’t buy a lot for the future. When a Village becomes available they designate some lots for sale but you have to agree to use them to build under a short time frame. Some subscribers have told me that you have about 4 weeks after the lot sale to start the design & construction process as they want all homes in the neighborhood complete at the same time. So you really have to be ready to buy a new home just selected by you and customized with the design team. You still have to use the basic designs of their homes but you can change wall locations etc. inside. Many have some beautiful homes with everything exactly as they want it.
We weren't given the option to change internal walls and only some external walls could be "stretched" by specific amounts since construction has moved to PC. I may have misunderstood but I thought we only had 30 days to pick a model, determine interior/exterior (colors, fixtures, lighting, etc. inside and outside). They have some very nice customizations but there are significant limits on customizing (e.g. you cannot change cabinet layouts, my wife wanted a vanity in the bath..nope) To do that, you have to pay to rip out new to put in what you want AFTER you buy it. It was 20% down and final payment will be at close.@@GaryAbbott

I have read a lot of facebook posts on Drs. and Hospitals in the Villages and surrounding facilities. I still need to look into this more especially since I need a cardiologist in addition to a family doctor.
I agree at the moment the Sawgrass Grove area lacks in golf courses overall. I see that all changing as they add 3 championship courses making it 4 pretty close to each other and two executive courses all easy to get to from south of 44.
@GaryAbbott for golfers where I live there are 3 champ with 2 miles and another 3 within with 6 miles - all with 27 holes. Also within 4.3 miles there are 13 executive and another 7 within a 6 mile radius. No pitch and putt but us golfers have always called an executive course "pitch and putt" I think people need to decide their interests and look around. No one told us where to buy and it turned out wonderfully.

It’s not really an issue for me. I find everything is closer than back home in NE. I don’t necessarily want to live next to a shopping mall.

The interstate is very close as the exit ramps are right there at highway 470.

I still don’t get the hype of sawgrass grove. Lots of executive, pitch and putt golf. If you want golf it still can’t compete with north of 44.

The newer the village , the higher the CDD fees. Villages should buy the Prison , and go Condo !
