"bring you money" You are paying them two to three percent of the list price which is thousands of dollars! Sellers will always bake this in to the price of the house. The buyer ALWAYS pays for the buyers agent anyway. ALL of the money in a deal comes from the buyer. The only question is how the money is divided up. The problem is that commissions are WAY too high in America!!!
i sold my own house last september. bought a sign from walmart for 2 dollars. put it in the front yard. sold in 2 weeks. there was nobody eating anybody's lunch. go to title company and they take care of everything. there was nothing to it. this was in michigan. a real estate person saw my sign and tried to get me to list it. they said i would not get what i was asking. i actually got 8060 more than what i was asking. real estate people are very shady. i don't trust them. you said they won't show the house's. the owner of the house wants to sell the house. if you talk to them they will show you the house. knock on the door and ask them if they will show you their house. most will do it. if they don't there are many more house's.
You are going to have to work twice as hard listing and marketing if no other agents are offered compensation from that home, first time homebuyers are going to be priced out.... the real steering that is going to be going on is going to be from buyer agents who have to work with buyers who have limited resources to buy their first home and shy away from homes that don't offer buy side payment. It is going to be a complete mess...

It seems to me that this new law is meant to stop homeownership...because there is no other sane explanation for what is about to happen ahead...
Never buy from a part time Realtor, real estate, just like insurance and lending changes on a daily basis. A friend of mine who is a realtor in the same city I bought a house in Florida was upset that I didn’t use her. I don’t want a part time agent.
I wouldn't consider you a friend after that... Friends are supposed to help one another and be the biggest supporters... you probably started at the bottom somewhere and someone gave you a chance... Whether a part time Realtor or not we are all subject to the same training and requirements and brokers oversee every transaction.... being a good Realtor is obtaining that experience and education.....I know part time realtors who have been part time over 30 years cause they run another business or are in a profession related to real estate... they maybe more of an expert than you realize.... interview your agents and then make your decision...never judge a book by the cover.
So important you're speaking about this... I wouldn't have ever known/understood and this is critical information in regard to the greater economic picture.
Invest in the financial markets before retiring by diversifying across assets, allocating a small portion of your portfolio, staying updated on market trends, and considering long-term holding to balance risk and growth

Just like Uber disrupted the taxi industry so too will the FSBO space be. There will be a disrupter who will offer a “package” that makes it so easy for owners to sell their property without a realtor and reap the financial benefits. What will it look like? Don’t know yet but it’s coming. Mark my words. You heard it here first.

I work on the lender side…nationwide and I’m seeing more FSBO coming over now
We are seasoned buyers and sellers, and refuse to participate now in this new law. We will only sell and buy FSBO from here on out. Easy to do and will save us from the extortion going on now (some states like CA are screwing the buyers big-time with contracts that make the buyer pay commission even if they do not sell their house).
I guess I'll be buying only FSBO's from now on or the sellers will have to cover the closing costs like they've always done. I'll NEVER sign a BS "buyers contract" And I'll NEVER, EVER, pay a Realtor to "let me " spend my money/buy a home. Coming from a Realestate family with over 50 years as Realtors, and a Dad that flipped over 60 homes, I'm still going to say, This country needs 41% less Realtors anyway. And, buyers must stick to there guns and say BS, I'm not paying you to "let me" spend my money! I find ALL my homes myself anyway! We no longer need the MLS. Times have changed, we now have Zillow, Redfin....buyers don't need a Realtor to find us a home. Hire an Attorney for $1,500, get a title search and any inspections you feel necessary and tell the "buyers agent" to go away.
Omg I’ve been on the mortgage side since 1999 and every time they make these changes that are supposed to be better for the client. Had only made it cost them more money and not help at all.
What happens if you sign a Buyers agent agreement and you don’t find a home you want to buy and/or you don’t work well with that agent? Do you lose your money?
The buyers agent doesn’t get paid until the property closes at the closing table. Up until that time they are basically uncompensated. There’s a huge misconception a lot of times buyers think that agents are pulling a salary you know because the majority of people that’s how they get paid and not, get Sam or get up per type of salary, buyers agent listing agents. Anybody in real estate does not get paid until the property closes or if they have some other agreement but typically that’s how it starts.
Southern Illinois here. I hear you about the fees involved in becoming a Realtor. I was one for 16 years full time. Worked hard to expand my knowledge so as to serve my clients to the best of my ability. Obtained all the alphabet soup after my name ABR, GRI,CRS, and also managing broker license (although never had my own office). Retired in 2016 after working mainly as a Buyer’s rep.
Glad I am out of it now.
My mothers story in a nutshell. First a realtor alphabet then broker. She came home one day, cussed a blue streak but two words she does NOT say, unless royally pissed! Threw her stuff in the chair started telling me why she was going BACK to being a secretary or admin!😱. I can’t tell you because I don’t really know. All she exclaimed was zero integrity and crooks and crusty crooked people in real estate!🤷♀️🤦♀️. She property managed for awhile then did go back to admin., at least it’s a steady paycheck she said. I’m sure there’s plenty of schemers but most are good. 🙏🏻🤔😉
@@lindabuck2777 I hear the frustration big time! Early in my realtor career I had a young couple buying a new construction house. We were due to close soon and I was insisting on the loan approval letter for closing. The day before the closing the lender finally said the buyer was lying and did not have the employment that was necessary for the purchase! The day before!!! This lender had been used before in our area but not this agent of the lender.
Hopefully this law doesn't pass because it will be a nightmare for all parties involved

of course, but you really need to know what you are doing; especially with inspections and times at which things happen in the process and a very strong understanding of contingencies. As an agent I represent buyers and still need to go to my team for things that come up. You won't have a team and the other side will absolutely take advantage of you. But sure go ahead and represent your self and then when you're ready to sell sell it yourself too. Agents are too expensive right?
@davidporterrealestate agents are well worth their cost and more 95% of the time. There's the other 5% of the time where the agent doesn't know what they are doing, gives bad comps and has no clue about rehabs, scope of work etc.
Yes. You can search the title yourself through the county tax commissioner office. You should also have a pre approved loan document from the bank to show the seller and you will want to know who the closing attorney is to check the closing fees.
It all serves to benefit those corporations that are buying up all the properties and holding them.

Similar to what has been done to the appraisal industry.
As an appraiser do you have to fight others for contracts? Probably not the right term. Up your game advertise network. Are business cards still in the game or is everything digital now? Curious trying to figure out the people to have conversations for learning. Inspectors and appraisers seem like a good source of information. Thank you for any answers🙏🏻🤔😉

IMO real estate people should only make minimum wage. Honestly I don’t think they’re needed. I’m perfectly capable of walking around a house alone and deciding if I want to buy it.
