      I would get money management just in case. You’re only 55. I think the average life expectancy in the US is 77.5 years, but many people live well into their 80s so that $1 million has to last you all of that and the unforeseen. $1m is a great start though. Good for you!!

    My dividend journey began when I realized that two particular expenses in my budget were always going to go up and never go down. The two expenses were taxes and insurance. I realized that the dramatic rise in both will need some added income. So, I started buying shares paying dividends. I can now see that this will be the path I need to take to make sure those two expenses will not overtake my future income.

      You can start with a small amount, like buying stocks every month with a portion of your income and over time your portfolio will grow and dividend will grow each year. The smart thing will be to re invest the divedend. 2 years ego I started this strategy I would buy tatasteel, gail, wipro every month now my portfolio has grown respectable.

    The video is surely very knowledgeable.. But one big thing you missed is "Tax"... You can take advantage of Depreciation in Rental Income while the same cannot be availed for Dividend income.. Which makes a big difference...

    Please do some research before making videos on investments. You don't get dividends on a monthly basis and even if you do, it'll depend on the company's profit. Which means if the company doesn't make a profit, there's no dividend. One important thing to consider is that to get a good amount in dividends, you need to invest huge amounts. Not everybody has 1cr in their bank account to invest. Rather encourage people to invest small amounts in mutual funds through SIP until it accumulates to a big amount and then they would be capable of making big investments in real estate or dividend earning stocks.

      There are demerits of property as well
      1.it requires maintenance in every 3 to 4 years.
      2. You have to pay property tax every year
      3. Value of property goes down as time passes.
      Equity has no such demerits.

    You missed 3 points here:
    1) More than 50% of Investment in property goes in black! We also get indexation benefit while selling properties which we don’t get in stocks! The index doesn’t consider the black part which is usually the highest!
    2) You get deduction from income in property rentals income which is taxed as per tax slab which incase of such high net worth people is always 30-50%!
    3) Will icici bank give you loan to buy shares of icici itself? However you can get a lot of leverage usually 50% or even more in some cases of property ! Also when the cost of leverage is lower than inflation and you get tax advantages of the same its always a positive cashflow!

    But the story is totally different if you buy land instead of properties. All my family lands n plots have grown by at least a rate 25-30% in last 20 years. They are worth more than 10crs now. N still growing.

      Although land is a very good asset. You need to ensure that the safety of land from encroachment, which is not possible for all.
      Secondly, land investment needs to be done sensibly, which is not everyone’s ability.
      Thirdly, liquidity is not easy as you cannot sell a piece of land within a few minutes like you can do with stocks.

      The answer is always a big No !
      It might be possible that they invested in a real estate of a emerging city but that's always rare so, On avg a stock is much better asset than any other asset...

Property se aanewali rental income abhike hisab se meri 2nd income hogi aur main wo phir se stock main investment karunga jisase main agar market down bhi hogya to achise average kar paunga.     It's not same now rental are change now ,it's high ,and secondly builders are giving good interest like 1% on your investment, example you invested 1 cr you will get 1 lakhs ,and property prices also. Grow multifold..

    One flaw in your calculation : you applied compounding only on dividends but not on rent. Rents are also hiked by 10% after every 11 months i.e. ~ 12% annual growth in rent also. Yes, dividends will grow at a faster rate of 15% as you said but the difference vs. Rent won't be that much.
    But yes, as per your calculations.... value of property rises by 8-10% vs stocks @ 15% and rental income growth @ 12% vs dividends growth @ 15%
    So, stock market wins

    First, prioritize your needs.

    This looks good on paper but in reality things are different... if you choose the right property then you will get way more appropriation. I bought a plot of 10lakh in 2020 and today the price is 26lakh.
    Also you never gave registration charge on real value.. on paper the price is different.
    My relative bought a farming land of 65lakh 4 years back and today's prize is 2 crore.

    I agree with point no 6. I got dividend income of 1.6% last year. But if I need to pay rent then I will be in huge huge loss. Kindly consider the situation where one who has ben investing in stock market but need to pay rent.

    Why you have considered only home while analysing returns. You can also build 10-20 shops at a single place. For shops, you get one time security deposit known as Pagdi. Building and Maintenance cost is far less in shops compared to home.

    Bhai when you're 1Cr will increase to 5-10 CR in shares and when one day you see it comes down back to 1 Cr in some recession, you will have a heart attack.. another place when you have a property you don't have heart attack, rather you can feel satisfied that you have some real asset. And real estate also gives you 12-15% if you buy property at a good location at the right time.

    Bro ... Rent for 2 bhk in city like Pune Mumbai Bangalore is 30k. If you add 20k more then you will easily manage your emi. Now a days property rates are increasing minimum 15 percent on yearly basis.

    My have 2 uncle 1 have buyed a piece of land with a house for 25 lakh in 2010 and the other is on rent
    Now in 2023 both of them got retired
    My uncle who brought the land with a house sold it for 1.2 CR
    + 50/60 lakh retirement money he got & on top he get this 50 k monthly pension
    But the other uncle has brought a flat after retirement with 50% of his retirement money 😂😂😂
    And has nothing left
