60.5K per sq ft for 1900 “BUILT UP” is way more than a tad ambitious for Versova , among other places.
Might help if you also give ballpark figure for stamp duty % + your commission %. Since you've already mentioned property price and maintenance charges, adding this two figures gives complete context on total ownership cost. You can add it in description at least , if not in video

Actually yes. This property will have premium pricing because it is sea facing. The lay out is shit. The interiors are unimpressive. The furniture and wood work looks extremely dated. So yes, the 11.5 cr price tag is only because it is sea facing.
