    Great video! So many people on YT talking alot and not saying anything of substance. This is the opposite- solid gold and a ton of value from start to finish.     If you're borrowing the 400k then surely that means your monthly cashflow is pretty much 0. So are you only getting into this deal for the forced appreciation?

    something aint right you paid 1 mil and all u got was 7k a month gros? ur expense had to be about 2 k a month that leaves u with 5 k a month 60 k net? not worth it
