Designing a hotel for foreigners is one thing, but designing a whole city that hardly anyone of your citizens can afford just to allow a bunch of parasites from Mainland China to move...... yah that sounds great.

    I attended a Malaysian property road show abt 7yrs ago organised by Malaysian property agents. Even back then, they advocate investing in KL properties instead. They said properties in the Iskandar area (including Forest City) is quite a gamble. Till today, they have been proven correct. You just need to take a drive to that entire area and see for yourself the number of completed but hardly occupied apartments and abandoned landed property projects. Where on earth can you get the over 1million people of middle income level to buy and occupy all these high end properties without the related jobs and businesses created there? The folks involved in the projects there were too naive to think "Simple, we will just build and all the Singapore folks will flock here to snap up the properties like there's no tomorrow"

      It worked initially. Spacifically what I mean is that immagrants/expects wasnt able to buy land in the forest city. The malaysian president wanted the city to only accommodate malaysians but since middle class malaysians wasnt able to afford them, the forest city died out.

They did not care that this market was not that interested in Malaysia or look more carefully at currency exchange measures that the Chinese Govt started to introduce to stop capital outflows and money laundering. The developers didn't care where the money came from. So here we are.

    woihhhh studio unit rental rm750 fully furnish dikira murah gila babishh dah ahh kalau nak banding dengan penang.. penang studio unit hampir semua normal price starting 1k above.. itu pn fully furnish furniture cokia2 budget ja.. aku skrg sewa bilik villa house high master bedroom, not furnish pun rental dah rm500 sebulan dekat mainland, kalau belah island lagi cekik darah lagila 😅.. forest city ni tengok la target customer dia siapa, bukan org malaysia pun, elok la jadi bandar mati.. buat kat malaysia tapi bukan target customer malaysia, apa laaa 😂

    I have my doubts that the occupancy is now at 50%. For the number of units there, 50% is too high to be true as of now. If there is 50% occupancy, it would be good for businesses to go in already.

    The big mistake is there is not enough creations of jobs & business opportunities nearby. Same fate as the Palm Islands and World Islands projects in Dubai. Super rich people will not stay here as a dumb dumb, not as nice as the properties developers & agents have promoted as “holiday resorts”…..

    Forest City ONLY selling point is near Singapore which is a happening world class city...what can a 3rd grade city JB has to offer? Overseas developers are too ambitious without understanding our local demand and supply. Many greedy investors already got burn badly.

      this project was to cater for the newly rich mainland chinese, not locals or sg. so, why they bother about locals? and perhaps now, most of the newly rich mainlands has gone bancrupt or incarcerated. few years back the chinese gov limit funds that can leave china, so....forest city started to become forest.

    1. Bangunan cantik, persekitaran cantik tapi harga rumah yaa rabbbiiiii.....
    2. Pastu signboard kat dalam bangunan tu kebanyakkannya tulis cina sahaja sampai papan tanda tandas pun tulis cina, bahasa kebangsaan dah masuk longkang. Bila sikit hari kelmarin netizen bising, baru la jumpa 1-2 papan tanda guna bahasa kebangsaan.
    3. Cadangan aku mudah je, jual balik rumah tu pada orang tempatan dengan harga mampu milik. Diorang (pemaju) memang akan rugi tapi baik la rugi sikit dari rugi teruk. Orang luar pun tak berapa suka sangat forest City tu sebab bising keta lalu lalang.
    4. Lagi satu buat la LRT stesyen kat situ, confirm rumah penuh balik.

      Pricing should be attractive to locals. None left in Phase 1 for sales. While Phase2 was 50% sold pre Covid. Good buy for locals if the prices are revised down in the secondary market. Beautiful golf courses at Forest City and it deserved positive feedback fr Sgporean golfers after Covid.

    The price of RM750 rent with a fully furnished home is quite a bargain and the studio apartment only cost RM 1200 is quite cheap. Compare that with Klang Valley area, the rental cost even a low cost apartment in KL can easily cost you minimum RM800 without fully furnished.

    First question to be answered honestly would be who would want to stay there.
    Retirees?
    Rich and famous?
    These are people who don't need to work. The project is just too big for only these people.
    Next would be people who work. This should be the target group.
    Whether high level executive or middle management, or well paid workers, the project need to be located conveniently from their work place.
    Such a huge development, cannot be a stand alone project.
    The residents cannot just be going up and down the tower blocks.
    There has to be supporting commercial, industrial, leisure and transportation hub around.
    It has to be a city, where people live, *work* and play.

    I styed in first city in 2019 that time very few tenants and beautiful beach view it was awesome. As tenant got increased before covid and at covid time frame . We had to struggle for parking for many hours and the noise was too much you could here some one talking in the ground floor all the way up to 16th floor very disturbing so we choosed to shift back to gelagpath immediately after lockdown was released. I forgot to mention mosquito issues I guess

    Renting a studio in Forest City for RM1200 and work in SG might still be an amazing deal, renting in SG would easily be RM4000 after conversion minimum and that is for a tiny room only.

      RM1200 for a studio still expensive, may be RM800 (S$250) still ok. In SG if you rent a 3 bedroom flat for S$2,100, 6 person stay each is only S$350. S$100 or RM320 is it worth the long journey & queue to work in SG and go back?

    I was there 2 months ago on my MTB to take a close looks and interestingly even though very few people there the gardens, roads and pools etc are all being very well maintained. I think it has potential but they need to market it to a broader market and just make what they have there nice and dont start building more in some crazy way like before

      The "still affordable" is lazy translation & clearly wrong.

    It is NOT for that reason why Forest City drop from a marvel to practically nothing now and it will continue to be nothing as it goes on. What foreigners are afraid of owning property in Malaysia is the change of regulations by the government and whatever changes they make is it will take effect all of a sudden. This has happens all the time since the 80s and of today it is the same old legislations that haunt foreigners to own properties in Malaysia.

      The failure of forest city is due to
      1. They priced themselves to attract only investors from china and hong kong
      2. The Jv btw chinese developer and local partner (i dun need to say who is the local partner here, a wild guess is suffice) categorised this area as international zone, hence no provision for local affordable housing.
      3. The chinese developer built faster than they can sell (as usual).
      4. The location of this project is not favourable to even local elites, less so for commoners.
      Best just to build a bridge from spore to here and allow singaporeans to enter and exit this location without immigration. Problem solved.

    Malaysians should feel blessed that this thing going bust might be the only good thing that came out of Covid. China has huge colonialist ambitions in Indo-Pacific, and this forest city is a prime example of that.

      @@iwilson6651 It’s all about debt trapping these small but strategically located nations. They start by offering to help build their infrastructure and economy, next thing you know you are defaulting on those loans and allowing them to build naval bases in your backyard. They’ve been doing this for years in Africa for natural resources. Ultimately they do this because they think it’s the only way to defeat the free world given their abysmal birthrate and rapidly declining work force. China always claims they do not want to expand and will not repeat the imperial history of the West, but in order to survive they might just have to…they can’t rely entirely on technological innovation because it’s unpredictable and China is not really good at fundamental sciences. They want to secure a future that is fairly certain and in their favor.

      China only like do business and make money, 1.4b population is a largerst market and some will immigrants overseas. No matter you like china or not, china develop in peaceful for decades and not in war.
