  • In this video I will give you 10 reasons why I feel that although Mallorca is a beautiful island it is not a place to invest in the real estate market. I do however feel it can be a lifestyle purchase.

    Mallorca is not the cheapest real estate, but the quality lifestyle you can get there is unique. I was born on the island and I can't imagine a better place to grow up, and get a great future.

    Moving to Mallorca now isn’t easy if you’re British- but the lifestyle is amazing and there are many property bargains to be had if you plan on being here long term. I have more coming up on my channel about this. Been here 16 years and I wouldn’t live anywhere else !

      Mallorca is indeed a wonderful place to live and yes it is definitely going to be much harder for British people to live there.

    I agree that Mallorca should adjust its real estate tax laws. Most houses look crapy but are still expensive so not many foreign buyers will come to fix them up.
    Mallorca could look very clean and well maintained if only the goverment would create a tax friendly enviroment.
    Instead the islands villages and towns look poor and 3rd world like because foreign investment is scarred off at the moment.

    I'd 100% agree with this video, the extra costs and restrictions on renting your property in Mallorca, makes an investment a complete no go. Lifestyle yes a good buy, but again the hidden costs are high and places like Deia, Soller, Pollensa are extremely high and over valued, just foreign investors and foreigners, kinda lose that Spanish vibe you cant meet locals. Plus you are limited to the island. You can quickly get bored if you live there, however, it's a great lifestyle purchase if you have a spare million of two and I'd say "spare" you can your property using for cycling or beach weekend or week retreats. Financially 2024 makes zero sense, 15-20 years ago would of been great, for example 20 years ago a Finca in Deia would've been 200k euros, now it's 2 million euros!!

    All points are taken, however, after the pandemic , more and more people are moving to live to Mallorca and other Baleraric islands from cold countries , because they can work remotely. As a result property prices have gone up like crazy. You can still rent appartments in Mallorca for 1 or 2 months. Dozens of International schools there. No problem to find English speaking people. Digital nomad visas are also available

      But this cannot deflect from the fact it is very expensive to buy property. Even Manacor is a lot more expensive than cities like Alicante and Valencia which with all due respect are lot nicer cities.

    Totally agree!! Mallorca is part of Spainezuela. To live right now in Spain with the actual socialist-comunist-bolivarian government is a nightmare every day. Taxes., taxes, taxes for everything. Unemployment, misery, is the future for this country. Short rent limitations and more serious is the lack of protection if you are not lucky and you get an "okupa" in your house. Okupa´s are people conquering your property if is empty and supported by government.. You can not cut electricity and water to okupas because the owner will be prosecuted. Prepare to pay huge wealth taxes (they just increased again). What i think with this government that will stay for many years as the right parties are not able to agree, is that the value of the properties will decrease dramatically. Spain has many regional problems like independent local governments anti-monarchical , anti-constitutional demonstrations. Agree with Giorgo. Better to invest in Portugal, Italy, Greece or Croatia, countries committed in the economic recovery and not in the self destruction.

    Which is your top3 best countries/cities to invest in in Europe? I am looking for yields above 9%/year.

      P A it is very hard to get yields above 9%. If that is your aim then Kiev in the Ukraine is one option. Investing in Moldova could bring this type of yield. The third option could be at a stretch a one bed apartment in certain areas of Dublin. However you must consider risk and capital appreciation as well

      So rental yield is amazing now, however if u buy apapetment from a wrong developer or in a wrong location, you will only be able to sell your property at 30% loss
