Absolutely love the way the sector was introduced in the beginning, each aspect was probably all the places that would confound an unsuspecting and inexperienced researcher. Moreover, citing the books, people and all other methods through which you find information is a great guide for someone deep diving personally. It is so much easier to just analyse a stock but you showed the work and taught how to do it ourselves. Heartfelt respect for you. Suggestion: share the presentation too maybe through a google drive link I think a little more overview or personal stories/learnings on each case studies would also help us a lot.

I have been investing in Mumbai RE since last 25 years and I agree that 8-10 years the prices have not even kept pace with the CPI index/inflation , someone who has bought a house in 2012-14 on mortgage is not breaking even after factoring in the finance cost. Take for e.g. someone who bought a house in 2012 for Rs.1 cr @ 8.5% mortgage, he is not even breaking even today as that same flat is still available for 1.5 cr, if he kept the same 1 cr in a bank fd at 7% this would have grown to Rs.1.8 cr plus. And obviously a RE investor looks to beat the bank fd by a wide margin otherwise the hassle is not worth it even one take the low rental yield of around 2% per annum. So yes the time correction looks over and just looking at inflation and the cost of money for the last few years prices should jump from here and help all good RE stocks.

Feedback is you could have included interest rate scenario for a decade as it is evident, inspite of its moving south has not helped to pickup and now Hfin company will have to double the sales to match the momentum. Demo and RERA basically has killed lot of loop holes which customer and developer were enjoying and i think that is one of the key reason demand didnt pick. What we will be seeing now will be more structural and more long term in nature according to me and may paint new story from here.

Please also if you could make a similar video on Indian Power sector, it's Financials, key metrics, tariff calculation, CAPEX and accounting of the same in P&L, how are they done. DISCOMS and their defaults, and how should they be treated into accounts. Current scenario etc. Under this sector please put a greater stress on Thermal and hydro parts and their accounting. In short, just decode the total power sector in India as you did the real estate sector. Thank you.

Investment in real estate has been made more accessible to the public by some companies. This is through digitalisation on the internet whereby one invests in company shares on real estate property acquired by the company. What I'm tryna say is that anyone can invest in real estate without 'physically' acquiring property.
Sir sobha, prestige looks really promising as they are based in southern markets and their charts look really good, In case of housing finance canfin management is really bullish and their is great earning visibility for next 6-9 months Correct me if Im wrong
