    Great videos Dan. Really interesting and I’m not even going to buy and rent out properties, just watching for entertainment. Can I ask where part 3 of this series is, I can’t find it!!!

    Excellent video As always Dan, very informative and helpful. I agree with the shed and I generally remove anything that could cause future maintenance issues including burglar alarms and telephone/aerial extensions!
    Another decorating tip I picked up from a pro was to submerge any brush used for oil based based paint in water! When you need to use days/weeks later, just brush onto newspaper to remove excess water and the oil based paint on the brush is good as before…!
    Quick question, do you replace the locks when you purchase a new property or have spares to rotate if needed?

      I do change all the locks, I just have a tub full of barrels and I swap them over every time I acquire a new property or have a tenant turnover.

    Great content Dan, great information about those trickle fans. Im a new landlord and have just 2 propertys one of them has issues with mold. So hopefully those fans could really help. 😊

    Hey Dan. Love all your videos and find them really useful. Was just wondering about your smoke alarms. Do you have to have fixed wired smoke alarms in your BTL properties. I see yours are standard battery smokes. Is that allowed or is there any rules around this.

      In a standard BTL you’ll need a smoke alarm on each floor and they can be battery operated.

    Yep, take the sheds away. My parents rental houses over the years we've had to remove the sheds as the tenants never told them about the leaks in them and they rotted away. Hard standings are left so the tenants can put their own up.

    do the fire alarms not need to be connected to each other? great video, ive just bought my 3 property thanks to you and your book.

      A single let property does t require a fire alarm. You will need a smoke alarm on each floor and at the moment they can be battery operated.

    Can you just not put in the tenancy that you will not maintain the shed as a condition?

      I could do, however, when it rots and becomes a danger to the tenants in the future it’ll be my responsibility to remove it.

      @@seanmallard3118 it’s worth just remembering that’s your insurance won’t cover a break in if they gain access with a key from the safe. It’s worth putting it out of sight.

    Great renovation job, Dan. Two points that confuse me a bit though. You're obviuosly a very good general builder yourself and have trusted contractors on hand, so why didn't you box the ugly pipes in that are running down through the ceiling in the corner of the living room? That's a quick, cheap and easy job that would have left the living room looking 1,000,000 times better. Second point, is (of course) the shed. Low maintenance and very, very, very useful for the tenants. I agree that it's not a big "game changer" in terms of letting the property or the rental income, but it's just so useful for the tenants and in reality not a lot of trouble to keep standing for a savvy tradesman of your fine calibre. I really don't undertand why you want to remove sheds when they're in such good condition?

      It’s interesting you mention this, I had to go back and check what pipes your were talking about as I but a cover over the ones in the lounge near the window. You’re right it’s missing, I didn’t spot this when filming, I’ll have to have a chat with my carpet guy and plumber to see who’s moved it, thanks.
      A shed will have me return to the property at some stage, no shed won’t, it’s as simple as that, I don’t have the time to maintain sheds that’s are not required to let a property.
