Very good & important topic. I live mostly on 2nd incomes. Retired. Rental incomes - 50,000/. Carpark income 4,000/. And FD income is 15,000/. Enough to live comfortably. My own house. These are all 2nd incomes.
I have set up solar on my rooftop and I pay zero electricity bills. Very little. This is also a 2nd income.
I wish to tell your viewers. Please invest in smaller towns where you have confidence. Here you will easily earn 6% even from residential properties.
I am yet to understand fractional investments in commercial projects.
My mutual fund keeps growing for years on an average at 15%. I draw units as and when required.
I have stopped home tuition and stopped consultancy in oil exploration and data analytics.

Corporate Bonds, Fixed deposit are good. Also go for FD with cooperative society run by government employees. I trust on these. They are stable as compared to other societies. I will also opt for some SGB though maturity period is 8 years the benefits are tax free except 2.5 percent annual interest which is taxable.

Second Salary Plan by National Bonds can be a good Emergency Fund holder for 12 months expenses, incase of job loss we can use it as salary payout, especially for Golden Visa and Green Visa holders

Nowadays it's called moonlighting. Recently few well know IT companies took action on its employees for having a 2nd income outside the job without company approval. With 2nd income from real estates, question is how to fund it with high interest rate loans. FD is the conventional source of 2nd income for most of the middle class in India, but again rates are subject to changes.
I am planning to start an FD for 10 years with HDFC NRE,is HDFC or SBI preferred for FD?
Annuities will avoid the re-investment risk (associated with FDs) ;but they are not inflation proof. After a few years the real value of the annuity payment will come down drastically.
annuities are useless..this fellow here just throws everything at you without talking about inflation beating investments

Can one factor inflation in passive income? How much extra capital should one keep aside to generate sufficient funds to fight inflation if one retires at 60yrs?
I have planned to counter inflation by guaranteed income plan .One plan is for creating regular monthly income throughout life supported by another deferred one which will pay lumpsum in between to provide the extras .
I would request for two videos, one on national bonds 'second salary plan' where one can invest 5000AED per month for 5yrs and get a payout of 10,000AED for the next 3yrs or one can invest 5000AED for 10yrs every month and get a payout of 7500AED for the next 10yrs(returns assumed are 4.25% in both the scenarios during investing and payout phases)
Also one video on International Islamic Mutual Funds which have performed well in the last decade like HSBC Islamic Global Equity Fund where returns were above 10% in dollar terms and the expat would not just benefit from the returns but also the currency depreciation would add to the returns of the mutual fund as it's based on Dollar currency. There are a few international Islamic mutual funds which have done well(above 10% decadal return). Can you discuss and show how to invest in those schemes from UAE
