    These fees are predatory. It’s usually $99 a pop and when you have to apply for multiple places it gets expensive quick.

    Refunds to other people that applied to a property once it's rented never happens. If the housing authority is saying people are getting refunded they're clueless about what landlords and management companies are really doing.
    You also forgot to mention these fees are usually per person. The landlord wants a fee and application for every tenant 18 or older, whether they're employed or not, that will be living in the property. When we moved this summer i had to pay $200 several times just to apply to cover myself, spouse, and recently graduated teenagers.

      Uh... landlords "want a fee and application for every tenant 18 or over" because they are adults... and all of the adults have to be approved and be on the application--and even all children UNDER 18 have to be disclosed and be on the lease in some form. If not, people will apply as an individual... and then sneak people in to live in the unit through the back door--often felons, sex offenders, fugitives, etc. So, landlords are simply protecting themselves--as well as the other tenants at the properties--and following the laws on the books. Landlords do not profit in any significant way from these application fees. In fact, most cases, the fee they charge is less than their actual cost to process the applications.

      @@Alenasup Ok, I want to come live with you in your house. I may or not be a criminal or dead beat. The time you take to determine this, you won't be paid for. You also have to pay the credit bureaus to see my credit report, they just don't give that up for free. Now multiply this by 10 or 20 times. Still don't see why a fee is needed?

    What a jerk; that guy from Utah Rentals Associations, The landlords keep on racking up the rental fees for those apps, and they don't do nothing about it! We should pass a bill no App fees at all in Utah, like other states! The guy supports all the landlords and predatory behaviors!

    The market is engaging in predatory behavior it needs to be punished and these landlords need to be told no you can't leave units empty just to collect application fees.

    Why not have a system where the renter pays one fees for a month of access to his reports and the landlords can access it for free with the renter's permission. Current system seems to be a money maker for the reporting agencies and landlords and a money drain for renters.

    I started seeing this trend about 10 years ago. I would walk out as soon as they said they had an application fee.

      I'm a small-time landlord who doesn't charge fees. I make would be tenants go down to the courthouse to get their own record that proves they don't have any evictions in Georgia. It might cost 2 bucks. I have 5 rentals and only had a problem twice in 15 years

      If you had to rent now you’d be forced to pay the fee or become homeless. They all charge fees now. They make you apply before you can view the property too. These landlords have too much power.

    Every credit check goes against your credit. I think it should be online a one time thing, while looking for an apartment, that you can allow a landlord to access.

      Rental application credit pulls are considered 'soft pulls' & don't ding your score.

    This is a very real problem. Would love to know how much money they're making for each available unit. They are NOT returning fees. I bet it could easily reach a month's rent...likely more.

      The answer to your question is $0. In fact, most apartment / landlords LOSE money processing applications. It costs them $20 just pull credit. Another $10 to $20 to pull nationwide criminal background. The woman featured in the story above said she's paid out $400 over 12 different applications. That's only $33 per application. So... where's the profit here? Even if you DON'T account for the person getting paid to RUN these applications--or the cost / overhead of the OFFICE that this person is working in... there is still no profit in running a typical rental application. When you factor those other real costs in, there is almost always a loss.

      Most legit investors don't even charge the fee themselves. They send applicants to a 3rd party to do the screening for them. The actual landlord doesn't even get any of the money, Transunion, Equifax, or Experian do.

      Ok, but what your missing is they take a bunch of applications, in my area many properties will have 40+ apps for a single property, they screen one at a time, and only screen the people who qualify for the income requirements and then they do a credit check and background, one at a time. So if they only screen 3 people and pay $30 each time it’s $90 out and like $3,000 for all the other applications that didn’t even have a chance. And they don’t return the money either. It’s a scam.

      @@bluecolumbine The only way it's a scam is if they don't say what the requirements are. I've seen most listings will say minimum 700 credit, no felons, no evictions, no bankruptcies. Then these people try to sneak in anyway, or don't know their credit score is a 690 with one of the credit agencies. A lot of times the property owners don't even get any of the screening fee at all. A 3rd party gets paid to handle that. And if they do pull in $3k like in your example, they had to spend around $2800 to the credit agencies to access the information. The property owner doesn't get access to that information for free.

    “Should only process one application at a time” these landlords and property management companies are still getting applications and fees after they have 45 plus applications. If it’s $35 and all of them applying have at least two people applying (or really does take a dual income to afford rent these days or even qualify) then we’re talking over $3,000 profit for no reason!!! Abolish landlords!

    As a homeowner I think this is stupid the way it is now. Homeowners Don't need to pay to apply for a loan that I am aware of. Yes it costs in the form of a ding on your credit report, but that goes away with time. Money spent doesn't come back.
    If you pay for a background check you should have a right to it, you paid for it, you should get something back from it kinda like a carfax report. If not, get some or all your money back if you hear nothing back. And the whole different criteria thing should be alacarte. If they need more from you, you should only pay for the rest of what they need and time of people researching that extra and give them your other report to fill in the rest. This is ridiculous. I get that it helps keep out scammers and time wasters, but this is getting predatory and is not OK.

      I'm not aware of any mortgage application that doesn't have a fee. What are you talking about? And someone can't just get screened at one place & take that somewhere else because there's no real way for the next person to know the document is legit. Anyone can just give themselves an 800 credit score in photoshop.

      @@zakuzeon7382 Banks go to a few select credit score businesses to pull up your official credit score. There isn't a place like that for renters though. It dings your credit to do so but you will recover from that ding on your score. Also shopping around for a good mortgage lender is a thing and doesn't cost you anything other than a credit score ding. That's why there are credit bureaus, they are the ones who have your record, no need to bring a document around. What costs you is when you finally pick one and go for a mortgage. That's what I am talking about. Its not like that for renters though.

      You really are a moron if you think "homeowners don't need to pay to apply for a loan". The costs for a typical mortgage are 2 to 5% of the loan amount. Google it. And the value of a typical single-family home in Utah is $493,221 right now. So @ 10% down you're still looking at closing costs between $9000 and $22,000 to buy a typical home in Utah. And, yes, up front you are required to pay an application fee ($300 to $500) to get a mortgage... same as an apartment... just much higher.

      @@Big_Island_BoiYou don't pay for an application. you do pay when you get the loan. Applying for a loan and getting a loan are two different things. How else do you get pre approval letter? I went through our credit union, it was free. It only cost when we said yes to them as our lender and got the loan. Deal with it.

    Does Utah have the same issue Colorado has with rent prices fluctuating the way stock market does every day? Out here, (in CO) two places with same floor plan, same square footage and so forth can be different prices to rent in the same building.
    The fees mentioned in this news broadcast are pretty bad if they aren’t being refunded to each applicant that did not get the place. Sounds pretty greedy to me. The cost is already outrageous where I am. First/last months rent, usually 300-500 or more deposit. Pet deposit is around 100/feline and more per approved K9. But support animal licensing seems to be the work around for that pet deposit. I know some places still can charge a monthly fee on top of that for the privilege to have a pet. Then ya got parking spot fees for most places that provide or only have covered or private parking. I’m not sure if this is the same in other states or not but I suspect it is. The costs to move in shouldn’t be $6k for a studio apartment plus app fees. It sounds like highway robbery to me. Makes me grateful we own a home while on a very limited income.

    Maine needs to ban those. I was a new renter in the area and I couldn’t afford to give out information because it was dangerous for me, so I sent my background check fees with no references because I didn’t have any, and they would just continue to collect the money for the background check and what they would call a processing fee. I was thinking the same thing. A few of them use the same programs but you still have to pay like a processing fee and some of them will charge you again regardless. Sometimes they charge you and then they don’t even bother to show you the apartment which is stupid because it will be still available.

    Btw NO ONE is charging $20 application fee Randall! They charge between 30-50 dollars and the only reason it’s not more is because there is a legal limit to how much the fees are, probably if the fee is $50 they won’t get as many applicants and as much money as if they charged $35 or $40, especially since it’s for every person over 18. The department of housing needs to step in and make a better system for people trying to rent. There is a housing crisis and the government / department of housing is SITTING ON THEIR HANDS!

    It cost money to run background and credit checks, so the cost should be split between landlord and tenant, not for the landlord to make a profit. But there needs to be a fee, or potential tenants with bad credit or criminal background or both will fill out dozens of applications, hoping someone won't check, or their problems won't be discovered. As a landlord I am upfront, no bankrupcys', 650 credit score, no evictions, but if there was no fee, they will lie, and I understand they need a place to live.

    Landlords were majorly screwed over by tenants during the pandemic restrictions, many lost their properties, those that survived give 0 phucs about tenants now, I can’t say I blame them. I nearly lost my house, some tenants didn’t care, and they are the reason rent is jacked up.

    I don’t know where they got that guy to interview. He must be a More-man because some of them, or a lot of them, are always out here thinking that they are ethical and everyone else around them who looks like them is ethical, which is really self-righteousness at its finest. How do you know that most landlords or apartment complexes in Utah are ethical? That’s a subjective statement that has not been quantified, nor have they cited studies about renters’ experiences with application fees and how they have been exploited and ripped off. It is also based on false assumptions. He’s trying to put the blame on the renters instead of the housing or apartment complex owners, who are all More-mans by the way, and taking responsibility for the exploitation. That’s why I call them More-mans, because they always want more for no reason at all, other than normalized greed and pride, as if you can explain that away. They take and take in the form of tithing, and then that kind of behavior spills over into the companies or businesses they own. Their unethical business practices is just a mirror to what they do in their church.
