    I’m a Realtor in Weatherford. You cannot get a frame or brick home here for $145k. A nice mobile home, yes! Nice entry level homes are around $200-225. You might get a fixer upper for $170-199.
    I’m not sure how they come up with the “livability” score but we do have several good parks, as well as numerous grocery stores and a major hospital. Most of the medical disciplines are represented here. If there’s anything we don’t have, it’s a short drive to the big City of Fort Worth. We are a friendly community and we do LOVE living here. If you love horses, Weatherford is the place to be. Being “The Cutting Horse Capital of the World” doesn’t mean that’s all we do. All of the riding disciplines can be found here. If lakes are your thing, we have a small one here but we’re also only 50min away from Possum Kingdom Lake, or as we call it, PK. This is where they hold the Red Bull diving competitions, at the cliffs of Hell’s Gate.
    If you like bike riding, we have the beautiful Lake Mineral Wells trail, which is also great for horses. For a paved trail, Town Creek is great. If you really want a mountain bike adventure, ride to the top of Quanah Hill. That’s one of our hidden gems. It’s a crazy fast ride down! We have an outdoor amphitheater at Heritage Park where we have concerts with food trucks. Once a month, we have First Monday Trade Days at Heritage Park as well. Weatherford is home to major retailers such as, JCPenney, TJ Maxx, Ross, Target, Bath and Body Works, Bed Bath and Beyond, Petsmart, OfficeMax, Home Depot, Lowes and of course Walmart. Downtown, we also have several boutiques that are fun to shop-hop. Have a yummy chicken sandwich at Yesterday’s sandwich shop - so good! We have most of the major chain restaurants and a few mom & pop joints. If you have any questions, just let me know! I have videos of Weatherford and lots of home tour videos as well ☺️

    I have lived in Texas (Fort Worth and Bryan), Illinois (Chicago and Champaign), Wisconsin (Madison and Shorewood). If I had my choice, I would live in Texas because I love warm weather and no state income tax.

      No state income tax = astronomical property taxes. I pay them every year.

      @@christianbrother4724 In Texas, I am still paying property tax on the income producing property that I still own. The property taxes I pay in Texas are no higher that what I am paying in Chicago.
      In Chicago, I am paying tax on the property where I live, I am paying taxes on the income that I earn in Chicago, and I am paying Illinois State income tax on the rents that I collect from my property in Texas.

    The food in Texas is so good, you should plan on gaining at least 100 lbs easy....those little barbecue stands and family restaurants will get ya!

    The problem with buying houses in Texas or elsewhere are property taxes 😱 even if you file homestead, school district taxes are half the bill, not including the ever rising home owners insurance. Based on my personal Houston residence experience - Oak Forest - to be precise.

    This list is good for those who are high maintenance, but for folks like me, just need a simple small house on a few acres, i can easily find that in my area of Texas for way under $125,000 and if I dont want a few acres and just small quaint home, i can find them in my town for under $80,000 easy. Your list is mainly for people who want a typical yuppie HOA kinda suburb home.

      @@MokuleiaVibes Thank you! I'm looking to move from expensive cities. The difference is in the city there are ten Walmarts, in a rural area there is just one Walmart. I only need one Walmart, so why deal with traffic congestion and the costs? Coryell County is part of the area that I'm considering. I was thinking of Lampasas and that region so you have confirmed my research. My sister lives in Belton. That's a great area with plenty of amenities and some good jobs too.

    I've been to about half those cities, and they are fairly presented here. Here is the low down to get really cheap, like used car cheap, housing in Texas: go to the smaller cities near to big cities and start making offers on empty houses that are not on the MLS. Five years ago I bought a two bedroom 864 sq. ft. house with an attached 624 sq. ft. two car garage plus shop area on a third of an acre in Slaton (south east of Lubbock) for $11,000 cash. It was built in 1945, the garage in 1987, and has a terrific layout. None of the really cheap fixer upper houses in these smaller Texas cities will ever be listed with an agent or be on the MLS - not enough sales commission to make it worthwhile for the agents time. I've spent about another $17,000 on rehabbing my house, and I will probably spend about another $12,000 before I've done everything I wanted to do. Meanwhile I've been living in it just fine. Just be careful with these fixer uppers that are as cheap as a used car, some are too far gone and are just tear downs.

    I'm a native Texan now living in Colorado for the past few years, so I can now view these places I grew up and around with a different perspective:
    Weatherford-stay away unless you like televangelists, bbq, Trump, and pecan pie
    Lockhart-great BBQ and an Austin exurb....live here if you are priced out of Austin. You can take a tollway with an 85mph speed limit and be there in 20 minutes. Move here before it gets expensive.
    Elgin-see Lockhart...getting expensive since it's becoming a far out suburb of Austin. Cool little town and Elgin sausage is the best.
    Dumas-If you like ranching and living on the dusty, arid, treeless high plains in the panhandle
    Angleton-if you can't afford the suburbs of Houston (which if you are employed periodt, one shouldn't have an issue) but still need to be close to all the jobs and culture of Houston without sucky commute. The freeway between Angleton and downtown Houston is the least congested freeway in metro Houston.
    Watauga- pronounced Wuh-TAW-guh-pretty much in the middle of the booming northern suburbs of Fort Worth....you really can't go wrong with any town in the DFW Metroplex that puts you in Tarrant or Dallas counties instead of the expensive and crowded shit shows of Denton and Collin counties.
    then...LOL and fuggidaboutit at all the other towns mentioned in this video, with special exception of Brady. There ain't shit to do there but I spent much of my childhood in this part of Texas, and you'd be hard pressed to find more genuine, NICE people than you'll find in central Texas.

      @@Dangic23 Great choice for disabled Veterans as they have a sliding tax scale for disabled vets. If you are 100 percent disabled you are exempt from all tax on your main house.

    I was born in Texas. My family is in Texas. I would NEVER move back to Texas! In the summer, even the nights are miserable. Except for some areas of hill country, it is flat and ugly. They have tornadoes, hurricanes, major hail storms, extreme drought and extreme flooding. No thank you. I moved to 36 acres in the Ouachita National Forest, Arkansas (where Texans come to have fun and the rich ones are snatching up huge parcels of land). My property taxes are $48/year for a modest house with great horse facilities, paved road and "city" water. The only weather event is a very rare tornado. It is gorgeous, you don't need a/c at night, the people are friendly, very low crime, we get 60 inches of rain per year - it is paradise!

      Arkansas isn't the only place Texans head to. We call parts of Southern Colorado: Northern Texas.

      @Trdflorida 20 yes, the heat is that bad. Worse! It’s 110 in the shade here in the summer and you only get two weeks of cold weather. Cold meaning 45 degrees. If you like living in Hades, you’d like it down here.

    I lived in San Antonio for 8 years and loved it. Moved there from NYC.
    Left in 2010.
    Might return to TX eventually.....but somewhere else other than SA.

      I used to live in San Antonio but can’t stand it there now. Too crowded, overbuilt, traffic almost rivals LA and to cost of living and housing has shots up. I moved to the coast. Much easier and cheaper to live here.

      @@Dangic23 I moved there from NYC in 1996. Absolutely LOVED it. It was such a different world. People very nice, housing prices very reasonable, no city and state taxes, etc. Then in 2006 I went back to Manhattan to work. I retired in early 2016 and moved back to SA and was HORRIFIED by just about everything there. So I started looking for an affordable place where I could afford a little house and bought one in Ingleside. Small town, not much going on here, but there’s a Walmart and a Lowe’s and I spend my time fixing up my little house. There are a lot of very nice, affordable houses here. It’s not too far from the beaches at Rockport and Padre Island National Seashore. The downside is you have to go to Corpus for doctors, hospitals, major shopping but that’s ok with me. I’m very content here. Check it out on TH-cam, Zillow, etc.

      I'm from Manhattan and left in 2002 to San Antonio (Air Force).
      It was great.....and so cheap. I remember looking for apartments....sorted the list from highest to lowest.....and the highest was cbeaper than what I was paying in NY.
      I was one of the 1st residents to move into the Lodge at Westover Hills. Back in 2002 it was the top place in SA....and one of only 3 things on HW151.
      The other 2 were McDonald's and Rudys.
      I looked at 151 on Google maps....and I couldn't belive how it looks now.
      Bought a house in 2005, Hillcrest by Pulte on 1604.
      Today that area looks like a disaster.
      I retired in 2014....but my wife has 2 more years left to retire...also Air Force.

    Retired, moved to Texarkana. Great town, lots of cheap housing. 2000 sq ft, 3 bed, 2 car garage. $140000. Lot of jobs but its the south so don't pay much. friendly folks

    I've noticed that you always mention the heat when you talk about Texas towns. Be warned, the towns in the Panhandle suffer some BRUTAL winter weather for a few weeks to a couple of months every year. They also experience tornadoes, haboobs and tumbleweed assaults.

      @@christianbrother4724 I remember it QUITE well, I assure you. My rental property was knocked completely out of commission from Aug 2017 until Jan 2019. Had to spend about 1/3 more than the insurance covered to bring it up to the new windstorm code. Ouch.

      @@kathleenkirchoff9223 I know Harvey hit it from Corpus Christi all the way to Beaumont. Corpus is on the west side of the coast and Beaumont is on the far east. I would say it hit pretty much most of the coastline of Texas.

    Wow! I grew up in Brady, The Heart of Texas (the largest incorporated city to the geographical center of Texas)! I am surprised to see that it is number two on your list. The cost of living is definitely cheap there. There are great hunting, fishing, and camping opportunities in the area. Plus, Brady is known for the World Championship BBQ Goat Cook-Off which, before COVID, was held every Labor Day weekend and drew in hundreds of people every year.

      That's basically going to be the largest and most expensive cities but I, too, am interested in seeing how his list compares to mine. NYC, Boston, DC, Philly, Baltimore, Atlanta, Miami, Buffalo, Chicago, St. Louis, Portland OR, Seattle, San Francisco, Sacramento, central Los Angeles, San Diego, Denver, SLC, Dallas, New Orleans, MSP, and Phoenix are all solid semifinalists. Charlotte, Norfolk, Jacksonville, Kansas City, OKC, Detroit, Houston, and Albuquerque deserve mentions, at least. This list is subject to change as new starts and extensions come online over the next several decades. To be fair, my list is based on cities with rail transit systems, most of which have very walkable CBDs.

      @@colormedubious4747 I've lived in San Diego 41 years. Even though the weather is great, it is not a walkable city, and public transportation is poor. The government has always been very conservative, military and defense economy, and car-centric like all of SoCal. I'm a cyclist, and getting bike lanes anywhere other than downtown is impossible. SDPD does not write traffic tickets anymore, so a pedestrian gets killed on a crosswalk every six months. Dangerous place to ride or walk due to drivers in SoCal.

      @@gal2727 Well Texas as good points and Tennessee has good points. I moved to TN because lower cost of living. But Texas has more job opportunities if you have job skills. Tennessee is more low skilled jobs that don't pay much. But then again it does not take much to live here. Texas is warm in the winter. TN is cold, and wet and it snows. So weather is different. Texas is so big you can find pretty much whatever you want there if you look. It' more diverse. Tennessee people are very clanish. They have strong opinions about politics and religion. They are very conservative and religious. Texas not so much. Its way more progressive. So you have to decide what you want. Tennessee is very pretty. ,Most beautiful State I have lived in. have lived all over. Thanks for the reply. Make a visit to TN before you move. Spent several weeks here if you can.

    Lived in Eagle Pass about 20 years ago and there were cops chasing down people almost every night. Can't imagine it's any better now. Car exhaust in the Walmart parking lot could rival LA. Best part was the markets across the border.

    Muleshoe does get a little warm in the summer , but the winter is a killer, northers roll in to the panhandle section of Texas and it is wind, ice and snow . Just saying

    I've visited Texas twice in my life. Both trips were incredibly memorable. I never want to live there year round, however. But---gotta love your videos every time!

    I remember driving through Dumas as a teenager. We were driving from Colorado to Angleton, TX to visit family. I remember being really impressed with Dumas and thought I'd like to live there someday. The downtown was really pretty. Kind of unrecognizable from your photos. :)

    A suggestion,
    Best Towns In America for Special Needs (Down Syndrome, Autism, Etc..) population to live that are affordable and have a community for this population to thrive that isn't in California. Someplace near medical facilities that are highly needed for special needs people is a must.

      Elevation is an issue, down there, I'm in Houston west,elevation is problematic too but not like Pearland,Eagle lake or Angleyon. Mosquitos, big enough to stand flatfooted on the edge of a half dollar.And they wear referee striped socks.

    Brady is known as the Heart of Texas, surprised you didn't mention that. Drove through there many times when I was stationed in San Angelo and remember the sign. It’s close to Fredericksburg which is a great town for stuff to do.

      Brady is charming without the tourists and costs of Fredericksburg. U.S. 190 is proposed to be upgraded to interstate I-14 and U.S. 87 will be upgraded to interstate I-18. With two major highways meeting at Brady, this small town won't be so isolated - someday. I-14 will enable trucks to bypass San Antonio when going west, eventually all the way to California.

    I have family north of Houston. In my opinion Texas has some of the nicest people and the way of life is good. Years ago, I had seriously thought of moving. Down there.

I want some rural acreage but I can't afford it within 60 miles of a city, maybe not even then. My parents bought 11 acres in 1963 for just $1,000. Those days are long gone, that's for sure.

      Except for Austin
      and the Austin burbs,
      along with all the little towns now attached to Austin.
      There's just too many people. The infrastructure cannot accommodate all these new people. A case of growing too big, too fast. Seriously, you'll spend a minimum of one hour in traffic to go most places, each way. And all the newbies drive like maniacs.

    Point 1: I was living very close to Lockhart for about three years. I used to go there for the BBQ - including BBQ joints with a lot of vegetables (El Chapparal). If you haven't been there or been through it, I highly recommend it.
    Point 2: Elgin is close enough to Austin that there's plenty of work. There may not be much work in Elgin proper, but most people that live there are commuters. See Tesla Gigafactory Austin - US 290 to Texas 130 - lots of tolls, but the speed limit is 80 MPH.

      Weatherford is a great place. Only some 25 miles east of where my grandparents lived and the place Larry Hagman was from. It’s a sleepy small town not even an hour from a bustling metropolis

    Having grown up in the Metroplex (aka Dallas-Ft.Worth) I have been to many places in Texas as I used to ride with my Dad, who was a truck driver...some of the towns you didn't mention that I think are great are Fairview, Fredricksburg, New Braunfels, and my Dad's birthplace, Liverpool (South of Houston)...

    Wife and I were looking to relocate to be closer to grandson but our daughter said they've decided against Texas. He has a work from home job so they can move anywhere. My ideal would be a small town.

      TX is a great place to live however property taxes are higher than I paid in Southern California. I had a bigger home, larger piece of property, pool, spa, large koi pond, large building on the back of my acre, sixty-two organic fruit trees and a ten thousand square foot organic garden, along with hard scape and custom fencing. Here I have a 1609 square foot home with a half an acre. Definitely check out the property tax. It may not be a problem for you and your spouse but may be for your daughter and her family.

      Short answer: Put on your Nikes and RUN as fast as you can! California has been captured by sociopath politicians who enjoy running the state into the ground!
      (I speak from personal experience, having lived in the SF Bay Area for about 25 years, and Texas for about 12 years. DO watch out for East Texas though. Many places there are on the Good Old Boy system, corrupt sheriffs, etc. West Texas has possibilities though, if you like desert living and mountains.)

    I believe it's with a hard G, as in Good.

    Every time we drive through Dumas, we have to call it dumbass of course. But really, it is a cool little town. I'll say this though. Chicago has *nothing* on this windy city. It's a constant 15 mph wind "minimum" at all times. But it is *way* out in BFE. Amarillo is the closest medium sized city, maybe about 1.5 hour drive away.

    I actually live in Elgin and it's not a bad town if you work in North Austin, Round Rock or Pflugerville. If you work downtown or far north you want to move closer to Austin. With the invasion of California folks migrating the amount of people that live here has skyrocketed, causing some traffic issues but outside of rush hours it's not too bad.

    Muleshoe Texas is a Wonderful little town in West Texas. We've visited many many times. You are correct, there are no theme parks there but if that's what you want, got to Florida. Muleshoe has nice people, and that makes a HUGE differance. They have a few good restaurants, almost everything there is walkable and the they have a wonderful RV park. The only problem is , it does get hot and dry, but then again, what do you want, your at the edge of the Great Plain and the Desert. We still love to visit on our way to the PNW from the SE.

    We moved to Elgin in April, and it is SO much easier to live here than within the city limits of Austin. 5 minutes away from the local Wally World, and 6 minutes from HEB (grocery store). I can sort of agree with your figures on the cost of buying a house, but lately prices for a modest, recently renovated home are creeping up to well over $100/sq. ft.. As for crime, the biggest problem (lately) is a handful of car break-ins, and a few young people in the local parks 'smoking' after dark. Traffic is no problem, until you have to go to work in town. Typical rush hour shenanigans on Hwy 290 will aggravate you, but it clears out once you get through Manor, about 10 miles away. If anyone is thinking about buying one of the newer homes, make SURE you take a tour of the subdivision you're interested in. These George Jetson homes sprout up overnight, and I have seen plenty of streets/foundations that were not properly prepped. Driving down the street, you would think you're at sea, going over 10 ft. waves. Ugly.

    One thing that should have been included is the property tax rate. While Texas has no state income tax, low gas costs, and low vehicle registration fees, it is made up in the higher in property taxes (at least 2-3% of the home value is assessed each year) that remain local.

    Texas is being ruined. So many Californians are moving there and so many immigrants (legal and illegal) settle there for opportunity that the state has changed drastically. I lived in the Dallas metro area in 1999 for a year and then again in 2014 for a little over a year. In just over 15 years the changes were dramatic. Wherever liberals locate they RUIN everything. When I lived there in 99' it was still Texas and people were friendly, accepting and helpful. When I lived there in 2014 it had turned 180 degrees. It isn't getting any better as the aforementioned affects continue with no end in sight. If you still want to live there I strongly urge you to NOT underestimate the Texas summer heat. It is all consuming and overwhelming. I don't think I ever got used to it and just when you think you might, the weather is broken with softball size hail that can kill you. No Texas for me thanks.

    Briggs the town of Elgin is not pronounced like the city in Scotland or IL. The g is pronounced like the word give or Gandhi. Say it the way you do and you get response like , "Ain't from aroun her is ya?"

    Elgin is pronounced with a hard g, not a soft g. Also, the commute from Elgin to Austin is really bad and involves toll roads.

    Nothing in Northeast Texas? Really. Almost every town has homes for less the $200k. Big State. You need to break it down.

    How much is property tax in TX? Can we do an apples-to-apples comparison between a $300K house in TX and a $300K house in NV with the property taxes considered?

      Property taxes in Texas tend to be higher than many other places because we have no state income tax.
