Phoenix over regulates land uses like California did. I used to be shocked by my aunts home price and the homeless around her place in LA. Now my parents house is just as much as hers and homelessness has exploded here. Houston deregulated land uses in 1998 and now has much more affordable housing and shrinking homelessness all while having a growing population and higher wages.

If Laveen gets incorporated then The Maricopa County Sheriff's Dept will have less patrol/investigative services to Maricopa County and that will be a precursor of The Maricopa County Sheriff's Dept being disbanded and being replaced with a county police dept
