IF you have a 401k and your spouse dies, then you remarry and want your heir to be your kids.. cant do it without new wife signing off on it.. falls under Erissa law.. which IRA does not. Also when a spouse dies, there can be significant delays getting the living spouse access to those funds, where in an IRA.. can be as little as a week after submitting a death cert.. In an IRA, one could buy a MYGA "cd" from an insurance company that would replace any GIC one had from a 401k, and get better rates than prevailing bank rates.
I have left several employers and just rolled my 401K into a rollover IRA. I wish I had rolled them into a Roth, but at the time they were not available or did not know about them. and wanted my investments tax deferred as long as possible. I suspect I will be in lower or the same tax bracket at retirement. So pay tax later.

real estate is like 200-400 a month extra on top you’re mortgage . when renting to someone , if lucky ..
