It's not that difficult to value. 1) The living accommodation is basically market rent grossed up for normal rental yield. In my area its 5% so 20x yearly rent. 2) The commercial property is market rent grossed up yield, normally on that type of property 10%. 3) After stripping out commercial market rent from the laundromat & carwash then the profits usually scale at 20-30% yield. An arms length intrinsic valuation is simply the land value as a redevelopment site. Looking at what that laundromat makes I'd tend to think the sort of number you're thinking is optimistic
Hiring people is certainly a necessary evil. You need employees to get stuff done and grow, but the whole employee/employer portion of a business constitutes an outsiized portion of a operations' effort and headaches.
Thank God you're selling it, it seems you don't care much about it because every week you got all these labels on the top loader machines saying this one is out of order, that one is out of order and they never get fixed or replaced. Then you got the front loaders all mixed and mismatched with the top loaders instead of running them all together and making it look nice AND you never bother to fix the covered car wash bay. And then the most infuriating thing is you have 20 different keys for all the coin bins.... just key them all together oh my God! Every week you say you're going to sell it or you say you're going to do this or that but then it doesn't happen just get rid of it PLEASE!
