O, and when I tore the existing deck down,the rim joist on the house has rot. How much is that going to cost to repair? The unforseen costs can also bite you.
I used to just use a per sq. ft of deck price and a per linear ft of railing price. Since inflation went through the roof I have to do a spreadsheet with every bolt, piece of decking, screws, everything is tallied up and I add for labor and profit. It still comes close to the per sq. ft method, but I need to make sure now.

I'm not a deck builder but how much of these decking materials are imported? 20-60% tariffs on imported goods will not bring those items back under control.
@@drdecks That figure would have to include metal joists. My hangers, fasteners, nails, screws, bolts, LedgerLocks, LTTs added up to about $5 per square foot (approx $2500). My metal cable railings were another approx $6500.
