When they built houses 30-40 years ago the sea was far away, now sea got closer. Nobody encroached anything

If your ancestral property is nearby any costal area, I wonder what your above statement would be. The people near the coastal areas are fishermen, their ancestors are settled in coast for livelihood not encroachment . If you are in a city, there is higher chance your ancestors are wild hunters. The home you build are once forest which they cut down for in habilitation.
