I have been wanting to verify / look for my 2 acres property corners for a while. This video gives me one cost effective way of doing that. I pulled the county's map data last year and put them in my Garmin handheld. The conversion is a headache and the points are within ten feet. I will try OnX next and see how close that gets. I worked as a surveyors assistant in the pre-GPS days of my youth. The field part always relies on the ability to find at least one of the marked by some surveyor sometime. Those old Transits were heavy and it takes a crew to use them. If you need a legal survey, pay the pro. These methods will work for personal use and maybe avoid expensive disputes. I once avoided buying a property with disputed property lines by using a bit of careful spotting of the corners. That past encroached property owner next door was all to happy explaining why he would not work to fix the encroachment or swap some property to move the line.
Hi Chad. I have heard Google Maps has parcel mapping. But I have tried and not found it. Asking as a favor, do you know what setting that is to see parcel boundaries?
@ Go to Google maps, after typing in the address you want search. Upper right corner there is a box shape with a half box shape underneath or arrow what ever you want to call it. Click it, a menu pops up showing map type and map details, click default you may have to zoom in or out to see the lines. They are grey and kinda hard to see.
I have found fluctuations up to 51 feet and as little as 9 feet. I have a property that was using Township section plat the ORMAP has disclaimers that it is not precise. I have had real Estate folks mark corners but GPS four different apps reads differently. One surveyor could not find one of the corners on this section corner point which I have been looking for for years with a cheap metal detector and 330 foot tape.

The Apps gather the data from your County and then distribute it in a user friendly form to your phone. So, if your County data is good, your APP data is good.
It's crazy how many landlords and business owners don't know anything about property lines and how it's done. My neighbor's Sprinkler is actually 26 inches inside my property. So when I put up my fence I got a permit from the city and it require that I must show the property lines to the inspector. So I used my survey to ID the property lines markers and marked it with stakes. I found out that my neighbor's property line is 26 inches inside my property. I informed him about it and he told me that I must have put those metal pins into the ground by myself even though I explain to him about how property lines were drawed and marked by the builder and developers of the community. Him being the landlord of the property and also own several rental properties in the area would think that the property markers were made by me. To think that someone like him who have owned so many properties in the area didn't know about property lines. That show how some people are clueless about property lines. I did tell him where to find information about property lines and how to local it. I hope that he take the advice. I wanted to be a nice neighbor so I didn't ask him to remove it. I figure I will let the next owner deal with him because I was going to sell my home and move out of state soon anyway.
I have onyx and compared it to known survey monuments it's 20 feet off, my neighbor that purchased property next to me had a surveyor come in because he thought some of my stuff was on his property, I'm kinda glad he did because now I have pins on both 40s in every corner, didn't have that along our common boarder.
@peterp.8247 Be careful with aerial mapping overlays. Most are not what is called orthorectified. They are commonly skewed a few feet one way or another.
It looks like my neibour built a driveway about 1 foot over my line. I can use this to see if its possible, or if its ok to not worry about it. It can save me the time deciding if I need to check with the county or not even worry about what it looks like....because maybe i dont want to stir up a mess if i dont need to.
Get it surveyed, period. If you have a boundary dispute with your neighbor, you'll need to have a licensed professional land surveyor. If the neighbor built it over the line, then your markers were likely destroyed during construction of the driveway. This video shows you how to recover existing, undisturbed points.
On x is a hunting app. There’s other apps that are specifically designed for just surveying it seems. Why do you choose on x over others for a task it’s not based for(aside from sponsorship)?
There is No Sponsorship! OnX was chosen because it is compatible with CarPlay and therefore can be viewed on most vehicle screens. That way drivers can see the image large and not be staring at their small phone screens while driving. To which Surveying Apps are you referring?

I think it could come in handy for me. I first need to find this marker on my property. Surveyors stick the flag on branches and the one is gone.
What if you only want On X for a single use? Is there a way to cancel the subscription? I only want to know where my property lines are on both street sides of the house for mowing (I always do the "Good Neighbor Cut, so I go into the neighboring yards a bit) and to know if a tree is only in my property or if it's my yard and a neighbor's. I can't go by his fence because it looks like it's right on the properly line, but I cannot know for sure, because a fence is usually well within the property line. Thanks in advance.

How old are these markers? My home was built 1986? The markers have been removed after they changed the curve in the road, and another we think is buried under someone else's leaves?
Oh that is a good point. For the 6 different properties, the markers are different ages. Your comment is well received because sometimes markers can move over time.
@Suuegrl It’s not uncommon for a property corner to only be a point on a map without an actual physical marker. The way to find out is to check with your local public agency (city, county) to find out what recorded maps exist for your property or the properties around you. Recorded maps have a legend to indicate what type of marker if any was set at each corner.
I've seen survey markers from 3 different companies several inches away from the others marking a property corner. Professional surveyors are not as accurate as they think they are. Plus they overcharge you for the work done.
Great comment GC. Last year I worked on a project where 4 different crews surveyed the same parcel over a 2 year period. AND there was Zero overlap. And then on my Channel one Surveyor after another tells me how perfect and accurate their surveys are. And that has not been my experience yet.
You misunderstand the difference between accuracy and precision, as well as the history of surveying. It does all come into play and why a professional is worth far more than a few dollars.
Hi John. I have not had a condo question before. With most condo complexes, the Association owns all the land. And the buildings are built on top of their land. So with joined cottages there may not be property lines within exterior development boundary lines.
In my town in Eastern Connecticut and other towns nearby, the property lines were sketched by the town accessor in the 1950's and a not always accurate, but often close. My neighbor's lot is way off. So one of my lot lines is way off. I know of one lot in town where the lot location is off by 200 feet, according to survey markers. The App is only as good as the data it has to work with.
all of this is nice if 1) the county's parcel maps are online (many ~ 30% in the US are NOT) and 2) the county's parcel maps are accurate (most [by area] are not) in over 1/2 of my county's parcel maps they are off by over 200yds... I have worked with the county to help them go in and modify their GIS system but it has taken about 5yrs to do so as it is a very labor intensive job on their part (and mine)... most people do not understand that the USGS quads and their lat/lon do not always line up with GPS lat/lon or why... the amount of work to reconcile the two is huge.. using apps to do this is the same reason why trusting gps mapping apps to navigate blindly will sometimes send you over a cliff or onto an active runway in remote areas (we have all heard of both and they are true)
3,200+ of the USA's most populated Counties are included in this data. And growing every year. For anyone who is not happy with the nearly free Apps, you do have the right to spend the money and hire a Surveyor. It's all your choice.
Thank you Raymond. For gravel drives, you are right, there will not be crosshairs. But ONX should have the property corners shown on screen. Drive there, get out of the car and start walking with ONX on your cell phone. That will get you close.
Paying a professional is in no way breaking the bank when you consider the legalities of a true survey compared to "I found it with a hunting app on my iPhone." Do NOT buy land, or build on your land without first getting a professional survey done. With the bigger picture in mind, spending a thousand or so dollars to accurately locate and LEGALLY document your property boundaries is a wise investment and the best insurance.
Good advice. Yes, if you can afford it get a Survey. But that is after the contract is signed. These methods are popular because they can be used pre-contract while you are evaluating 10 different parcels. Of course, consumers aren't going to buy 10 survey's and then write a contract on the one they like the best.

And, you know people, they won't spend the money usually for yet another survey. So this coaches them how to find the property lines.
Hi Greg. I would open up either OnX or LandGlide as they are GPS driven. As long as you can see the sky, they will help get you close. 1/2 mile is far, so perhaps a survey team with a transit is the best way to go for 100% accuracy.
Do you have a map or property description to know if the line is straight between the points? If the property line is straight, can you see the one location from the other, or is there a tree, hill, or other obstacle in the way? If the locations are visible, standup is nice straight plumb piece of pvc over one corner. With someone else on the other corner, take another piece of PVC into the middle and have the other person move you right or left until the pipes are in a line. There are also iterative processes where you attach a long rope or other line to one corner and stretch it nice and straight. Mark the end and mid point, then repeat. After setting a few, you make adjustments until all the markers line up. That’s an old surveying process that would be tedious and probably only appropriate if you an extra day to kill and didn’t need a high degree of accuracy.
Okay, darn. The Apps get the data from your County's GIS Mapping Dept. In some areas the County GIS is very accurate and in other areas it's way off. It's a garbage in .....garbage out type of data set. I have also noticed the distances are off more in hilly areas than in flat zones.
@@MarkTheRealtor My onx apparently goes off the GIS. Ive wrote down the cordinates of the GPS for all 4 corners and when I go out I watch the numbers zero in as I walk to where the corners are, pretty accurate with the iphone compass too.

Heavily wooded area, not so accurate in 2024, try 20-30 feet. Also, onx app had a free trial for 7 days, but then after that need to pay for service (variety of plans varied from $14.99 a month to $99 a yr. At least maybe add 'in town'. Hopefully it's working for some people.
Yes, good point. Metal detectors can be useful. AND, the Apps can give you a blue dot so you know you are close enough to start swiping with the metal detector base.

Yes, in the video, Maddie said this works best for vehicles made 2014 and after. If your vehicle exceeds 10 years old, then an after market screen would be necessary.
I don’t know why everyone is loosing their minds as if anyone is going to make the deal of a lifetime based off an app. It’s just a tool to use if your prospecting or looking to get an idea as to where things are at OR find an existing property marker.
The reason GTM is that most survey's cost over $1,000 now. Even though a survey is usually more accurate, the Apps, can be a huge help. EITHER to locate an existing property marker, or to approximate a property corner or boundary.
@ right. But everyone is going crazy as if you’re going to record in history property boundaries off an app. Of course for anything official you’ll use a legit surveyer. This is just a good tool to use not replacing a surveyer Which I’m going to use to find some stakes. I can’t find the flag anymore so an app is a good choice. Some people are choosing specific heavy hunting versions of the App, which is more expensive. Hopefully people looking for property corners don't need wind direction, and popular deer pathways?

I am a licensed Land Surveyor. It is against the law establish property corners and property lines in North Carolina and most states in the US. Accuracy with the GPS you are talking about is not the accuracy required to locate deed corners - you might be within 5' - maybe. Licensed surveyors have to be within a quarter of a inch accuracy at the most. You guys should be turned into the State Board Of Land Surveyors and Civil Engineers for each state - and prosecuted. I encourage you to order a professional Survey for $1,200. That will usually get you the 100% accuracy you need from a real live human.

This year alone, I have had 6 surveys that were wrong, so even Licensed Survey teams end up in Court too. Ugh.

Unfortunately, in the real world most corners are not marked. That’s probably why they had to drive all over the countryside to find 6.

Bing maps when in the right overlay and zoomed to the right level show property lines in my area for free.

Yes, your Tesla should have the latest version of CarPlay. So it will sync with OnX if you get the phone App.

Heavily wooded area, not so accurate in 2024, try 20-30 feet. Also, onx app had a free trial for 7 days, but then after that need to pay for service (variety of plans varied from $14.99 a month to $99 a yr. At least maybe add 'in town'. Hopefully it's working for some people.

Yes, good point. Metal detectors can be useful. AND, the Apps can give you a blue dot so you know you are close enough to start swiping with the metal detector base.

No way this will work the gps in your phone is only accurate to around 30 feet. If you need to find your property corners hire a land surveyor.

Yes, in the video, Maddie said this works best for vehicles made 2014 and after. If your vehicle exceeds 10 years old, then an after market screen would be necessary.
I don’t know why everyone is loosing their minds as if anyone is going to make the deal of a lifetime based off an app. It’s just a tool to use if your prospecting or looking to get an idea as to where things are at OR find an existing property marker.
The reason GTM is that most survey's cost over $1,000 now. Even though a survey is usually more accurate, the Apps, can be a huge help. EITHER to locate an existing property marker, or to approximate a property corner or boundary.
@ right. But everyone is going crazy as if you’re going to record in history property boundaries off an app. Of course for anything official you’ll use a legit surveyer. This is just a good tool to use not replacing a surveyer Which I’m going to use to find some stakes. I can’t find the flag anymore so an app is a good choice. I’m definitely not going to have the surveyer come back.

Hi Robey. OnX has multiple Apps available. The one we used is $34.99/year or $2.92/month. With the right to cancel. Some people are choosing specific heavy hunting versions of the App, which is more expensive. Hopefully people looking for property corners don't need wind direction, and popular deer pathways?

$2.92 for the App, a free Hammer from my buddy in 1988, a $29 metal detector, the free help of my niece, and a car I already use for business. In the interest of criticizing, it sounds like you missed the whole point of the video.
I am a licensed Land Surveyor. It is against the law establish property corners and property lines in North Carolina and most states in the US. Accuracy with the GPS you are talking about is not the accuracy required to locate deed corners - you might be within 5' - maybe. Licensed surveyors have to be within a quarter of a inch accuracy at the most.
You guys should be turned into the State Board Of Land Surveyors and Civil Engineers for each state - and prosecuted.

Hi Gary. The App is $2.92/month and there is a Free Trial. I have already had viewers, watch the video, subscribe to the App, find their parcels, and unsubscribe for no charge. I encourage you to order a professional Survey for $1,200. That will usually get you the 100% accuracy you need from a real live human.

This year alone, I have had 6 surveys that were wrong, so even Licensed Survey teams end up in Court too. Ugh.

Hi Amy. What I recommend is that you call your County GIS Mapping Dept. For these Apps the data all comes from your own County. It's a garbage in .....garbage out type of data stream. Call your County and tell them "Try Again".
