The commands below have helped me maintain a decent number of FPS.
High end systems losing mass FPS? Not normal is it?
-high (Automatically makes the game an high priority)
-novid (Loads the game without the video) -freq (Refresh rate of your monitor, mine is 60 so I use 60)
-threads 4 (Number of cores on your CPU, mine is 4 so I use 4)
-nojoy (Removes the joystick support) Constantly switching between 60 and 300 default with max_fps.
