Dude I’m a commercial real estate agent here in Phoenix. The office -> residential conversation play is gaining some steam; but to your point, it’s cost prohibitive at todays pricing. That said, we sold an apartment developer a 20k SF office building last year that he was planning to level and put 4 stories of apartments on it. Anyway, love the podcast-you’re really good at drawing the best out of your guests and are an engaging host. Keep it up brother!!

The company I work for went remote during Covid. It was so productive and they saved so much money in over head costs for an office building that we are going full remote next year
regarding your remarks about rhd around the 15 min mark, you are right, the novelty wears off, but ive had my hatch for 16 years now and its almost second nature to drive it, the hardest thing was driving it awhile, then getting back into a lhd car, and hitting the wipers when trying to click the turn signals. lastly, as far as drive thrus go, just take em in reverse. my car is no longer street legal as ive turned it into a sfwd build,a nd its dyno day is the 8th, but yes, youa re right in the remarks of it losing its novelty. plus people tend to talk to you at lights in an austrailian accent not even realizing its a japanese car... which always made me chuckle.

You would think the licensing for drag racing was more strict. If you qual in an ev, you can only race ev. If you qual in a manual, you can race anything. If you qual in an auto, you are limited to an auto. Motorcycle is split to M1 and M2 (for scooters)
The thing about the NHRA licensing is that it should just be certified to drive a type of vehicle at a given speed / ET. That’s the exact same way driving licenses work here where I live. You get a license for a car, but you can’t go and drive an 18 wheeler :D If NHRA just licensed for a Pro Mod, a factory EV, methanol etc each with given times it would be better. Most people using tracks aren’t driving 5 different cars like Garrett and Kyle. So, they just have to accept they’ll have to have multiple licenses, which makes it better for everyone as someone can’t just get a license in a Tesla and then drive a modified turbo manual car hah. Example - Tom Bailey would have a license to drive a methanol injected Pro Mod. Cooper is totally right about the aircraft comparison that each type of vehicle requires a different license to prove you’re able to operate them safely.
Cooper tell him to get a artek manifold and Garrett turbo. Ive seen some big boy power on 2j with that combo. Not sure what turbo size. But thats not hard to figure out.

On the AI tuning, Tesla’s Model S Plaid in track mode is doing similar for its software controlled suspension. Considering cars are already very much computer controlled via sensors, it’s just a natural progression step for AI to be implemented to live tune factoring things in like relative humidity, track temperature. In terms of F1, it’s sooooo heavily regulated that you can almost guarantee it’ll never happen in F1 unfortunately.
