Hello Tahir , I have few properties in Dubai , I have rented them for last 3 years, Rents have become so less, when will rents go up again ? We are paying so much service charges on the properties, though rents are so low

Hi Telesam , yes the rents have dropped over the past few years but currently depending on the type of property you hold , rents have started recovering especially in the larger properties and in the town houses and villas. Also you can look at holiday rentals depending on which location your properties are.

Try to diversify you portfolio to town houses with lower service charges. Higher service charges for Apartments and lower rentals

@@shahinagulzar Good comment. I manage an apartment building myself so I see first hand how much maintenance goes into them.

great insight but i have a specific query. is it possible to generate rent more than the mortgage for a villa? mortgage it for around 20 years with 20 percent downpayment, and then forget about it as rent can take care of mortgage and then flip it in 3.4 years. input is higly appreciated.

Won't a 1.4 M townhouse in damac 2 give you 100k per year... Why go for a 2.5M investment giving you the same rent?

The 1.4 m townhouse you’re referring to rents for 60-70k Aed per year

If your purpose of entering dubai is to gain RESIDENCE VISA, YOU HAVE NO CHOICE BUT TO BUY A PROPERTY.
If your purpose is to work alone....then, there is no need to buy a property.
