    Very good for people to think of all these topics! I bought 3.5 acres this summer. I am having a well dug but grateful for a high water table in the area and the well not costing as much as expected... Also planning a hand pump to be put in well shaft in case of power outage or SHTF situation. I did have to search a bit to find "no restrictions" on land, as far as animals go, but again happy to have found this land in my budget. It behooves everyone to totally check out all scenarios/ laws, covenants etc before buying property.

    Just for perspective......... We drilled a well here on the farm. Prior to this we used a dugout (stockpond) and had a cistern in the house if needed. There came a dry winter and we were hauling water to the cistern in Jan with no prospect of snow and runoff to fill the dugout. Long story short... we had to drill to 405 feet and the total cost of the well, extra 3 phase power, trenching and upgrading our pressure system was almost $20,000. It isa not a decision that was made easily but neither is it a decision that I regret. Our water is harder than the hinges on the gates of Hades but, it is wet. No water....... not farm.

    Today in our area, wells start at about $15,000.00+, and it wasn't long ago, they were not half that price. I have property that I purchased back in 1999 and today the animal rules, codes, and just about everything has changed. This area has a lot of Amish, and is known for it's being mostly farm land, yet anyone wanting to farm, has to do a LOT of research in order to make sure they can use it the way they want to. property has gone way up too.     Growing up in Kingston we always called, and still do 50+ years later, the Midway, Ten Mile, Ponders Gap area "South of The River". And yes, everyone needs to try the Ten Mile burger!

    Another great video!!! This is the kind of things we will look for when we get ready to purchase a homestead. Right now we are renting an acre and it has been an education. We have gotten to see something's that work and some that dont and it has already helped us understand more of what we want. If we had bought this place in the winter we would never have known what summertime on this property entailed.

    SO many would-be homesteaders have their plans come to a halt when they find out the property they just bought doesn't have enough water to do anything with and they can't afford to sink a well.

      I know right the cost to have a well put on my property is $10,000. I want to try and dig one myself.

    Patara, your area of heaven is so beautiful. Those mountains are just something else. God's handiwork is mighty fine. The lush green of the mountains in the summertime is stunning, but I would bet in the autumn with all the bright colors of the changing of the leaves.....well, that is something to behold as well.     Many good points! Issues like these will vary from county to county and some times even township to township. Do your homework so you don't get disappointed.

    I am so grateful to have found your channel. My husband and I want to buy an old farmhouse in Northeastern Tennessee but we have those must-have requirements (at least 5 acres, at least 2 water sources, wooded, in the mountains etc.). We aren't in a hurry so we have been taking our time to find the perfect place that has exactly what we want and need. We have found MANY just not "the one". Thanks for the information. You guys are living our dream for sure. We'll be living it soon though. 😀

    :O I've passed by there many times, stopped there to use the restroom once I think we were getting our brown swiss bull I nthat area... real nice people. never eaten there and now I think we'll have to next time we're in the area!

    Spent ALOT to fix water issues whether it was drainage, new septic, new well cuz our old one dug thru shale collapsed ( still tryin to grow back my hair 😨) it now DOES seem worth it and to continue my husbands family tradition just the costs of maintenance need time n savings

    Another thing to consider is the demographic of the area. I looked at land in Tennessee and was told in that particular county, my family would not be safe. My children and grandchildren are biracial. You really do have to consider So many things...

      Well, that's a shame. We have bi-racial folks here, Cherokee, latinos... never a problem. In fact.... one of the best farmers in the area is African American. He's going to hopefully artificially inseminate Miss Belle. Like I said... NOT an issue here. Good luck! xo

      Appalachia's Homestead with Patara. You are right... it IS a shame. Skin color is so shallow and something None of us gets to choose for ourselves. I have been single for 12 years by choice.
