Not really. Participate in a BDA auction. There are absolutely no brokers there, it’s buying straight from the government and you will see how much money people have. BDA is million times better than CIDCO and DDA and please see NPKL, SMV layout and BSK 6th stage, roads and electrical poles have been there for 10+ years even when nobody lives there, DDA and CIDCO nothing will be there even after people build houses. Little bit bribes are there all over India, but BDA is better than all development bodies in India. Don’t buy from brokers, contact owners on online and participate in e-auctions. You’ll see things are very transparent.

No mediators nothing, just direct medium between buyer and government. Dealing with resale brokers is a pain because they’re rowdies, professional brokers like these guys are actually doing you a favor, dealt with them recently for a large transaction, extremely helpful and responsive in every step. They don’t touch properties with a bad legal history. See their clientele and their listings, regular dodo brokers don’t get those properties.

Real estate is a big mafia in bangalore. There is no proper price analysis. If u want buy for home construction thn only buy plots. Never buy any flats/plots for investment purpose
Not really. JLL is there for analysis, and reputed global PE and investment funds like Blackrock and Blackstone have invested in Bangalore. You’re actually missing out on gains by not investing in Bangalore real estate. It’s known worldwide that for every 100sft of office space leased, 1 flat is sold and highest office space absorption in India is in Bangalore. Sure unsold units and stagnation happens but in the long run it’s definitely worth it if you do your homework on the areas before buying.
The problem is people are not very smart. They buy at highly inflated price and expect returns, but don’t realise they over paid and hence can’t expect much returns. From investment perspective buy a plot in developing area where you get very cheap and then see how your investment triples in no time, which is exactly what I did by investing in sarjapura area when it was 1500 per sqft and now it’s close to 4000.

And yea I still stick to my word that most of the areas in Sarjapur , have legal issues … ur BMRDA approved sites and everything will go in vein , because there are no buyers for that .. only like 10% of the people are interested and again they think 3 times to buy .so there are no returns on the land !! Take my advice , only think that works in Sarjapur is .. rental yield ⚠️ , if we build a good building , rental yield is high af !! That’s only advantage there else , land value is very slow growth , unless BDA acquires and some BDA developments takes place . only growth is BDA sites , nothing other than that !! Real estate has got expensive . But if you want to buy deals the real buyer needs to be moving in with this vehicle and scout property. If we relive on these people always be ready to pay 20/30% more than market . Also in the process u might miss a better option given they will sell the ones that no one (rich) is buying

Bangalore is mainly because of IT people. IT expansion will not be high going further in Bangalore. Maybe 20yrs later due to congestion companies might only prefer wfh. So it's risky to invest in outskirts where still homes are not developed. Maybe people who don't have home will start construction but I don't think boom will continue tier 2 city is far better because taluk and village people will try to move to their respective city areas

Govt can provide Kaveri if they feel like. Not whether you need it or not considering that it's sparsely populated. Borewell might be an issue because of bedrock, so all depends on luck. You can assess the water status by checking with neighbouring streets and shops nearby. If you have the money that you don't need for another 10 years, then you can invest blindly in the auction but don't go overboard. Buying on loan for investment purpose may or may not make sense. If you are purchasing a resale property, the wait until this auction because people might not bid too high in this auction considering that indexation is removed and recession fears.

I met a consultant (ex govt employee who is now a realtor) regarding plots in anjanapura. He asked about my finances and suggested that I stay away from these locations because the prices have doubled in the last 4 years and he doesn't consider it sustainable. He says he has stopped taking up properties here because sellers were expecting atleast 30% in cash. This nobody tells about.

I agree everything points to a recession but one thing we must understand is most of the real estate is driven by black money and a lot of cash transactions. These people are not deficient in cash. The covid bubble has given them a lot of cushion because of the price rise and they are cash rich. I don't see them doing any panic selling because of the recession. According to me the best case scenario is stagnation for 6 months to 1 year and I believe anyone with a real estate holding bought before covid will be sitting on good profit and ride this out. Hope your predictions come true.
