@@stanso9478 每次選舉呢隻野就用福利引你哋投票俾佢,另外救生艇已經關左大部分既門,因為佢已經張救生艇條隊撥左去另外一條隊。假如一切不變的話,依家先黎申請stream a或 stream b, 有好大機會拿唔到PR啦。所以大家要出嚟抗議,要佢哋快啲處理香港人既積壓問題。
不是hater,加拿大起屋做嘢超慢,等起好也一段時間,只是以事論事,美加比以前真的再不是移民首選,生活費、食品費、小費、毒品、注射屋、偷車、罪案、左膠、教育....70-90年代移民成本較低,性價比較高,移民要看自己$,荷包是最大考慮,現實歸現實,車仔麵一個都20加幣左右,加拿大人工比美國低,稅又重,萬稅萬費,加小費,不少朋友和親戚自己煮飯同少了出街食,買外賣或Food Court食,想避開日趨無理的濫收小費(12% to 30%),生活成本太謊茂,食冇以前咁大樂趣!

You are wrong , first carbon tax hike 24% thus year and 17% next year, oil companies have paid so much tax. They are actually lose revenue and lay off a lot of ppl since last year. Plus when supply is higher, oil price is drop, not going up. Plus, LNG from
BC will completed next year which will be export to S Korean and Japan because it is cleaner . But oil has no export destination to Asian yet. It is still mainly export to US. Supply of oil will be higher, oil price will be less. I expect Calgary economy is getting worst . If you check the job market now, Calgary has very few jobs. Ppl will leave when there is no jobs .

China has increased its oil demand, Russia and Saudi all continually decrease their oil production, EU is looking for a more reliable oil supplier to replace Russia, not to mention many other countries. And Alberta has one of the largest oil reserves other than Russia and Saudi in the world. The job market in Calgary is also booming right now, many new companies moved their headquarters here, new jobs available both from the government and public sectors, people are leaving Toronto and Vancouver because of the high living costs, and moved to Alberta. That will create more job demand and a robust market in the coming future. So wtf are you even talking about?

Plus China buying cheap oil from Russian and Sadie Arabic , does not need to buy from us. LNG innBC will able to start to run next year which has massive of natural gas supply which will export to South Korean and Japan , and even in Canada . AB oil will not be that significant. No

本來就不缺地的AB, 為什麼不向外擴散, 而選擇加地積比率?
It’s commonly misunderstood about the massive lands around Calgary in AB. If you actually paid attention, you will realize even in BC and Ontario, they have massive lands available too, then why don’t they develop 100%? There are many considerations when it comes to city development and residential developments. First, in Alberta, not all lands are good for residential development considering the rich oil reserves underground; second, you can’t just develop bare lands out of blue, you need to have a comprehensive community development plan, which includes the public transit, road, community services and commercial spaces, etc. These are all super costly, and time consuming to build. That is why it took Toronto or Vancouver decades or hundred of years to get where they are right now. But the land availability is never the issue that affects real estate prices, or otherwise, why houses in Victoria BC is much cheaper than Vancouver? Those who said Vancouver has so limited land is so BS, just look at how much city expansion has been done in BC and how much land are still available in BC you will realize that is just some ignorant people who have no idea about how real estate works created such rubbish. The real reasons that affects the real estate are: supply and demand, and economic outlook of the city. Those two are very promising for Calgary right now.

@@danca5719I do agree that the pricing is the result of Supply and Demand. However, I am saying that increasing the building ratio will only make the affordibility getting worse. When the land can accommodate at most 8 times of what currently does, the current owners of the properties will greatly raise the prices, doesn't it make sense?
To provide more supply to adapt the forecast demand, explore new land for development can be much easier and manageable. Squeezing the current little crowded land can somehow do so, but just losing control of development. With this direction, the government will need to provide higher and higher profit (in terms of policies) to the current land/property owners, to attract their new renovations or rebuild their houses. In turn, either the tax-payers or the tentants need to pay for that.
@@ottowong6797Although your point may work in theory but it will not work in reality. I don’t disagree with it tho. I’m simply providing some more to consider. Think about it, people will not be willing to drive 1 hour to work, and that will be 2 hours commute per day. Most people won’t be happy about it. So even if they expand the city, people will always stay as close to the central location as possible. The only way for your recommendation to work is for the government to provide more job’s available and more community infrastructures across the city. Then, again, like you mentioned too, builders will also price the houses accordingly. That’s what happened exactly in Vancouver. So the housing affordability issue is a problem that no one can solve it. That is the reality. Calgary housing price was affected great by the influxes of people all over the country and that will continue to happen as long as the price in both Vancouver and Toronto are increasing. No matter how much land we have in Alberta, the development of community and available commercial centres will always take much longer time to even a decade. So people will always have hard time to have supply meeting the demand. That is the reality of Canadian market right now. And I don’t think anyone can make it better. But as an real estate investor it maybe a great time to take on the advantages of Calgary market right now. My two cents.

都係咁講,租同買都要睇出發點同有無需要,以我哋為例子急住買樓係因為拖住4隻狗,如果業主要收樓嘅話,一時間好難搵地方比養4隻狗嘅屋。
唔買租樓嘅話,對我哋嚟講煩惱會更多。
